Living in a neighborhood outside of Nashville is one thing, but for those craving rural surroundings with plenty of land in any direction and a small-town atmosphere, Pleasant View might be the perfect place in Tennessee. “It’s just a rural, hometown feel,” says Stephen Carr, owner and broker of Stephen Carr Realty and Auction. “It’s an awesome place to live. Location is probably the biggest attraction, because we’re centrally located between Nashville and Clarksville right off of Interstate 24, but it’s being that close to being out in the country while still being that close to the Nashville life.” Residents of Pleasant View aren’t fully disconnected from the city scene, though, as the state capital is just half an hour southeast.
Craftsman and ranch homes in the countryside
Ranch homes are the most prominent and popular houses in the Pleasant View area, but they’re far from the only style in the neighborhood. “As far as old constructions, ranch-style homes are the most popular,” Carr says. “In the last decade, it’s been more craftsman-style and farmhouse-style. Homes generally start around $300,000 at the entry level.” The price range normally tops out at around $500,000, but some outliers have sold for higher than that; custom homes can sell for closer to $700,000 or $800,000. Some homes have more trees around them, while others have none and are more wide-open in terms of the surrounding space.

Getting outdoors to hunt, fish and camp
Balthrop Park and Pleasant View Community Park offer spots for residents to get outdoors, from Balthrop’s baseball diamond and playground to Pleasant View’s walking track and picnic area. The Cumberland River winds its way past Pleasant View, as well, with Cheatham Dam providing a popular spot for seafaring visitors. “It’s a place for recreation as far as boating, jet skiing, fishing, camping and more,” Carr says. “There’s also the Cheatham County Game Reserve. Hunting, camping, fishing and hiking are the biggest attraction for outdoors.” The Cheatham Wildlife Management Area spans more than 20 acres, featuring forested surroundings, open fields and plenty of opportunities for hunting and bird watching as well as a popular archery range.

Nearby shops and markets
Pleasant View Village is the biggest nearby attraction for local bars and restaurants. “As far as restaurants, it’s your typical fast food,” Carr says. “There’s a lot of Mexican restaurants and pizza places, everything from franchises to mom-and-pop. There’s no shopping, really, other than grocery shopping. There’s some boutiques in town, though.” For the local shopping scene, the nearby Springfield features an old-school town square with a courthouse and locally-owned shops.

Schools with plenty of athletic programs
Students can begin their education at the Cheatham County School District by starting at the East or West Cheatham Elementary Schools, which are both rated at a C-plus on Niche and serve pre-kindergarten through fourth grade. Cheatham Middle School hosts grades five through eight, also scoring a C-plus on Niche, while Cheatham County Central High School receives a C-minus and serves ninth through 12th grades. The high school also has a student-teacher ratio of 16 to one and features more than a dozen athletic programs for its student body including wrestling, dance, golf and cross country. Additionally, Sycamore Middle and High Schools share a sports complex.
An area on the rise
Interstate 24 runs alongside the entire northeastern-slanting border, linking Pleasant View about half an hour to the southeast to the state capital of Nashville. Recent additions to nearby Clarksville include an LG plant, Google and other corporations, which Pleasant View is centrally located between. “My mother used to always say, if you look at Nashville as a wagon wheel with spokes, we’re the last spoke coming out of Nashville,” Carr says. “We’re probably the most undeveloped direction coming out of Nashville, so as a result of that, everybody’s coming this way.”
