Castlewood is a suburban East Bay community surrounded by lush green spaces, including the highly sought-after Club at Castlewood. Situated on the outskirts of Pleasanton, it’s where suburban streets meet the rolling hills and forested ridges that separate Contra Costa County from bustling bayside cities like Fremont and Oakland. “We’ve got very distinct custom homes here,” says Realtor Susan Schall, who is the co-founder of Park46 Real Estate and raised her family in Pleasanton. “Some are very modern, and some are more traditional. Our market is very seasonal too and things tend to sit for a bit because people who buy in the country club area are looking at really specific homes.”

An historic golf club once owned by the Hearst family

Golf aficionados have easy access to the Club at Castlewood. The private facility has an on-site restaurant, tennis courts, pickleball courts, a pool, a fitness center as well as a full social calendar. Its two golf courses feature roaming valley fairways and rolling hilltop greens. “The clubhouse here has been recently remodeled, so it’s got a very young, modern feel, but it’s all set in this historically significant land and also really close to historic Downtown Pleasanton,” Schall says. The club started as the hacienda of George and Phoebe Hearst, whose son, William Randolph Hearst, became a media mogul and one of the richest men in the world. The Hearsts sold their mansion in the 1920s to a businessman who transformed it into a country club. It was named Castlewood for its grandiose, castle-like appearance.

Hiking, running and biking in the East Bay hills

Castlewood is bordered by rolling mountain scenery to the west, including hiking areas like Augustin Bernal Park and Pleasanton Ridge Regional Park. Both parks feature rugged hiking and biking trails that crisscross the meadows and forests overlooking the Castlewood clubhouse and the area’s upscale homes. Upscale ranch style homes and elegant custom-built homes list for well above the area median, ranging from around $2 million to upwards of $4 million. Castlewood may feel remote because of its woodsy setting, but it’s less than a mile from the nearest shopping center and only 2 miles from the city’s walkable downtown district. Pleasanton Gateway is the closest option for dining — it’s home to Parktown Pizza, known for its pizza, wings and craft beer, and Mexico Lindo Restaurant & Cantina. Getting around the East Bay by car and train

Interstate 680 runs along Castlewood’s eastern edge, making for an easy commute. “That’s a big draw. It’s about a half-hour to San Francisco and 30 minutes to Silicon Valley,” says Realtor Natalie Bianco of Christie’s International Real Estate, who has lived in the Pleasanton area for more than 40 years. The nearest BART train station is about 5 miles away in Dublin, and the San Francisco Bay Oakland International Airport is 20 miles west.

Increased wildfire risk

Castlewood and the surrounding areas are at an elevated risk for wildfires. Fires have become more frequent and destructive in Northern California in recent years, driven in part by global warming. Fire insurance rates have risen over the last decade as these fires cause more destruction to homes and property in the region. “I would say this is a high fire area,” Bianco says. “Fire insurance has become more expensive, and it’s not just here. It’s statewide.”
