With a history that dates to its incorporation in 1740, Pompton Plains is set in New Jersey’s countryside with historical structures, repurposed farmlands, and a close-knit community. Major industries in Morris County include health care, pharmaceutical and military research fields. Many also commute to work in Newark, 15 miles south, and Manhattan, 20 miles east.

Homebuyers will find traditional styles like Cape Cods, split-levels and Colonial Revivals throughout the area. Most of these houses were built in the early 20th century, though some predate that and feature renovations. In addition to traditional homes, there are a number of large custom estates, usually on several acres. Many residents moving to Pompton Plains are returning home – a sentiment that’s common in the community. “Pretty regularly, kids who grew up here come back and settle down again,” says McMahon. Pequannock Township School District gets a B-plus
Students are served by the Pequannock Township School District, which earns a B-plus from Niche. Around 2,000 students attend three elementary schools, one middle school and one high school. Passaic County Community College also has a campus less than 5 miles north.

Commuting on I-278, Route 23 and by train
Commuters can take Interstate 287 to North and South Jersey, as well as State Route 23 to get to Newark and Manhattan. Less than 5 miles south, the Lincoln Park train station has a line that runs to the Hoboken Transit Terminal. Chilton Medical Center is conveniently located in town, and Newark Liberty International Airport is just 20 miles south.
Outdoor amenities at PV Park
Pequannock Valley Park, referred to as PV Park by locals, features basketball courts, a playground and a swimming lake with a sandy beach. “When I think of Pequannock, I think of full bike-racks outside of PV Park and people walking or biking along the rail trail,” says Edwin Kalinka, Broker with Keller Williams Realty Metropolitan, who previously lived in Pompton Plains for 15 years. Greenview Park is home to Pequannock’s Community Hoedown, an annual festival held every September. And Sunset Valley Golf Course is a public, 18-hole course. “Pequannock lets you take a little ‘staycation,’” says Kalinka. “You can relax at the beach, get a taste of different cuisines, go for a hike and play a few rounds of golf all without having to leave town.”

There’s a Stop & Shop, department stores and chain eateries along state Route 23. Pompton Queen Diner is a bustling local mainstay, which has been serving classic diner fare since 1987. More shopping is available at the Willowbrook shopping mall in nearby Wayne.

Local crime stats, increased risk of flooding
According to data from the New Jersey State Police’s Uniform Crime Report, from 2021 to 2022 total crime increased by around 13%. Looking at older trends, there’s been a slight decrease in total crime over the past five years.
Floods are an issue throughout Pompton Plains and the surrounding area, with recent years bringing an increase in flooding and storm surge – rendering some parts of the township no longer habitable. Though hurricanes and storms have led to some challenging times, the community is quick to rally and make sure those affected are taken care of. “I’ve witnessed firsthand how everyone comes together,” says McMahon about a flood in 2011. “That’s what makes our small town so wonderful – when you need help, you get it.”
