What makes Poolville appealing for families and space-seekers
The growing community of Poolville, population 4,000, sits deep in Texas’s North Central Plains, a grassy region with rolling hills and ranchland dotted by mesquite trees. With some essentials in the community and Springtown nearby, residents enjoy slow-paced, country living and plenty of elbow room without being too far from highways, cities and services.
New construction joins classic ranch-style properties
If you’re looking for space, Poolville has it, says lifelong local Andra Beatty, a Texas Rodeo Cowboy Hall-of-Famer and owner of Andra Beatty Real Estate. “Many homes here are on an acre or [several]. You got the big skies, rolling land – kind of like Texas’s Hill Country. You have space to set up your work on the property. A lot of them have auxiliary units out back – barns, workshops, some people have horses, some people have cows.” The median lot size in Poolville is about 2 acres. There’s a mix of older ranch-style homes and farmhouses built between the 1970s and 2000. New construction houses are steadily cropping up, featuring streamlined New Traditional and Modern Transitional architecture.
Home prices in Poolville range from mid $200,000s to over $1M
Poolville is unincorporated, so taxes are lower Beatty says. The median price here is just under $400,000, down almost 25% from last year. Most of what comes up for sale are new builds, but older houses are listed, too, as well as the occasional manufactured home. Prices span a broad range, with most homes selling between the mid $200,000s and the high $700,000s, depending on lot size, square footage, age, condition and other factors. However, exceptional new and old custom builds can push price tags beyond the mid $800,000s to over $1 million.
Where to find churches, shops and services in Poolville
Farm to Market Road 920 is the main drag in Poolville and a good place to find Jesus and a stiff drink. Several country-style essentials sit along it or just off the road, including Poolville One Stop, Poolville Global Methodist Church, Cowboys Liquor and Smoke and O'Boyles Deer Processing. Dollar General is within a 4-mile drive.
Folks can also head to Springtown, about 12 miles away. The established Park County town has local and chain restaurants, medical practices, pharmacies and grocery stores, including Brookshire’s.
How far Poolville is from Fort Worth and Dallas by car
Beatty says the tradeoff for Poolville’s starry night skies and sweeping Hill-Country-like views is that it’s “a little more isolated, but not far from Highway 199.” Drivers in this car-dependent community can hop on the highway within 4 miles for a direct route into Fort Worth, less than 40 miles away. In the city, Highway 199 connects to Interstate 820, which can take drivers the rest of the way to Dallas, roughly 72 miles away.
Schools included in the Poolville Independent School District
Poolville Independent School District (ISD) is small but highly rated, ranking among Parker County’s top five districts. An elementary, junior high and high school all carry the Poolville name. Since Poolville ISD is not an open-enrollment district, families rely on the district’s transfer application process to pursue school choice, with decisions dependent on policy and room in the selected school.
