A developing village on the Delaware River

Port Jervis is a town in transition, according to Paul Hamilton, a longtime resident and founder and broker of Orange West Realty. Established as a small village on the Delaware and Hudson Canal in the early 1800s, Port Jervis became a stop on the New York and Erie Railroad in the mid-1800s. “Like a lot of old railroad towns before us, we’re going through a renewal process,” Hamilton says. The New York town of almost 9,000 people is on the Delaware River, less than 2 miles from the Pennsylvania and New Jersey borders. Port Jervis has a long-standing community, but more people have begun to relocate from New York City, especially since 2020, seeking a more laidback atmosphere.

Historic homes on small lots in Port Jervis

Most of Port Jervis’s housing inventory is older, with bungalows, Victorians and American Foursquares from the early 1900s sitting along gridded roads. Split-levels and ranch-style homes were added to the area in the mid-to-late 20th century. According to Hamilton, non-local investors often convert multifamily homes into rentals. The median sale price in Port Jervis is about $280,000, which is well below the national median.

Bike tracks, hiking trails and recreation on the Delaware River

Small public parks with playgrounds and basketball courts are throughout the area. Golfers play at The Lynx at River Bend Golf Club, an 18-hole public course. Port Jervis has a nonprofit outdoor club founded in 2016 to support the community’s outdoorsy culture. The organization has developed almost 50 miles of hiking and mountain biking trails, as well as a paved biking pump track. Other hiking trails, like the one where locals can see remaining pieces of the Delaware and Hudson Canal, run throughout town. Kayakers launch onto the Delaware River, which flows along the town’s western border; Port Jervis has a riverfront beach where locals go wading and fishing. Port Jervis experiences all four seasons, with cold and snowy winters.

Dual enrollment options through Port Jervis High

The Port Jervis City School District serves about 2,400 students across the city. The district earns a B-plus rating from Niche, while the only high school earns an A-minus. Port Jervis High School offers students the chance to take college courses through partnerships with several New York colleges.

Local employers, as well as long commutes to NYC

Hamilton says that the area’s income inequality is apparent, as the people who work locally and rent apartments usually work at KDC Laboratories, a cosmetics factory. “The people who work for our school system or hospital are the higher earners locally,” Hamilton adds. Employees who make the hours-long trek to New York City have higher-paying jobs. “If you go down to the train station at 5:00 in the morning, it’s packed. People will leave at 5:00 a.m. and won’t get home until 7:30 p.m.,” Hamilton says. The train station in downtown Port Jervis is serviced by the NJ Transit Rail’s Main Line, which takes between two and a half and three hours to get to Secaucus Junction, where passengers can board trains to Penn Station. U.S. Route 6 runs through town and takes drivers throughout Orange County, and Interstate 84 is just south of Port Jervis. The highway takes drivers toward New York City, where the nearest major airports are located. LaGuardia Airport and John F. Kennedy International are both almost 100 miles from town.

Restaurants and plenty of holiday events downtown

Port Jervis’ downtown area has a few casual restaurants, with some trendy new additions mixed in. "On weekends, you can’t get a parking spot downtown,” Hamilton says. "We’ve had breweries, antique shops and upscale eateries all move into downtown recently.” Downtown is also where the city hosts community events, like the seasonal farmers market, fall harvest festival and German Christmas market. Parades for St. Patrick’s Day, Halloween and the winter holidays are also highly anticipated events where crowds line the streets. A few blocks south of downtown are stores like Dollar General and services like the Bon Secours Community Hospital, which is part of the Westchester Medical Center Health Network. Port Jervis has supermarkets such as Save A Lot, but residents drive about 3 miles over the Pennsylvania border for big box stores.
