Bentwood is a small neighborhood with less than 80 homes just north of Spruce Creek, 8 miles from the beach. Buyers seek this community for its especially spacious feeling. "The homes are situated on an average of one acre, which is huge in Port Orange," says Lancelot Lenard, a local Realtor of six years with Florida Homes Realty and Mortgage. A nearby wall of trees surrounds these oversized lots, creating ultimate privacy. And a rare few homes butt up to the creek, which feeds into the Halifax River and ultimately the ocean. Interstate 95 is just west, creating a fast track around the city. "You're not out in the country. You're in town, but you have elbow room," says Eric Zimmerman of Adams Cameron & Co., who's sold homes in Port Orange for 20 years. "People with boats and RVs like it here because they can park their toys. Many homes have RV garages and attached garages where you can store things."

Homes sell quickly in Bentwood
Given the neighborhood's low number of houses, Lenard says properties in Bentwood rarely come up for sale and tend to sell quickly when they do. The winding roads here brim with plant life shrouding its traditional-style two-story homes, sometimes almost entirely from view. "They are all custom homes, not track homes, so, they all somewhat vary but they all have wood frame siding," Zimmerman says. He adds that many are considered estates by Port Orange standards because of the size of the homes and the spaciousness of their lots. Properties tend to be pricier, too. Residences from 2,000 to 3,000 square feet range from the $600,000s to $700,000s. Larger homes of up to 6,000 square feet head into the $800,000 to over $1 million range. The priciest properties are built along Spruce Creek, costing over $2 million. The area isn't prone to flooding, but Zimmerman still considers flood insurance important in Florida. Port Orange's last major hurricane was in 2022 when Ian rolled through.

Spruce Creek High School gets an A from Niche
Students attend the Volusia County School District, beginning at Sweetwater Elementary School, rated A-minus on Niche, and Creekside Middle School given a B-plus. Spruce Creek High School is rated A and offers a range of career and technical training in everything from culinary arts to accounting to film and video. The school also partners with Daytona State College, less than 10 miles north, to offer dual enrollment programs.
Sweetwater Elementary School educates nearly 700 area students each year.
Creekside Middle School is rated #1 public middle school in Volusia County.

Spruce Creek Park is a walk away from Bentwood
"There are no fancy amenities, aside from the fact that in Bentwood, they do have a community dock that touches Spruce Creek,” Zimmerman says. “You can go there and fish. Kids will put a kayak in there, and they have a little rope swing." Spruce Creek Road Park and Spruce Creek Park are within a mile, at the corner of Central Park Boulevard and Spruce Creek Road. The parks offer tennis and basketball courts, softball fields, a playground and a picnic pavilion with a grill. There are also two golf courses within 4 miles. The Dunlawton Boat Ramp is 6 miles east along the Halifax River, known for its various islands. "One of the more popular islands is called Disappearing Island because as the tide comes in, it slowly disappears," Zimmerman says. "People anchor their boat there, play volleyball, throw horseshoes and bring out grills." And while the closest beach is within 8 miles, Zimmerman says Ponce Inlet, south of Daytona Beach and around 11 miles away, is less touristy and preferred by locals.

Homemade treats at Neighbors Ice Cream Parlor
Neighbors Ice Cream Parlor is on the way to Spruce Creek Road Park, making it easy to make a pit stop between home and play. Zimmerman says the community values its residential nature, and when the parlor was built over 10 years ago, it took a while for people to embrace it. Now, everyone rides their bikes there for homemade sundaes, flurries and floats. Port Orange's main thoroughfares of Dunlawton Avenue and Taylor Road are within 3 miles, surrounded by commercial options. "You've got your Target, Walmart, Publix grocery, all the big-box stores like Home Depot, Lowes and a lot of the chain restaurants," Zimmerman says. Port Orange Pavilion is around the same distance away for more shops and restaurants, including Ulta Beauty and Takara for sushi. Locals also head there to catch movies at the Regal Pavilion. Six miles east, Our Deck Down Under is a go-to for fresh seafood and outdoor dining overlooking the Halifax River.

Movie nights at The REC near Bentwood
Port Orange hosts its annual Rock the Park-Music & Arts Festival in August, located just over 5 miles south at Riverwalk Park. The festival has two stages for live music and features an array of artists from all over Central Florida. The city also hosts seasonal events, including Family Movie Nights during Halloween where friends gather to watch spooky films at The REC, a recreation center less than 4 miles from Bentwood.
