Groves, unbeatable for city proximity
One of several small neighborhoods that make up the network of communities that surround the center of Port Orange, Groves began real development in the late 20th century. "The location of Groves is key. You are so close to the city center and the beach. The housing inventory is always low because Port Orange has become a sought-after area. Good schools, low crime, and just out of the way of all the Daytona tourism," says Ann Manning, Realtor with Weichert Realtors, Hallmark Properties. Just 3 miles east is City Center Circle, the hub for all the community's annual events, while Daytona Beach is 9 miles away. Groves is bordered by a major thoroughfare that leads to some of the city's largest commercial districts, but shops and restaurants are within walking distance right outside the neighborhood.

Lining the curved cul-de-sac on Sweet Grove Court and Royal Grove Lane are the smooth stucco exteriors and rounded archways above entryways to Mediterranean-inspired residences. Several small ponds are scattered throughout the neighborhood, often viewable from the backyard. Many properties have attached sunrooms, also called Florida rooms, coined for their commonality throughout the state. Residences in Groves were primarily built between 1980 and 1995, and many have been renovated for more modern interiors. "There are mainly older homes compared to the other areas with newer development," Manning says. Colony in the Woods, a planned subdivision within the community, has manufactured ranch-style homes featuring shingled roofs. Older manufactured homes sell as low as $75,000 to $120,000, while newer, larger homes sell between $250,000 and $320,000.

Daytona 500 and live theater
One of the biggest attractions in the area is the Daytona International Speedway, which kicks off the NASCAR Cup series in February during the Daytona 500. The speedway is only 5 miles from Groves, while Daytona Beach is only 6 miles. At City Center Circle, the Parker Amphitheater hosts live music and free movie screenings year-round.
For exiting events such as Nascar and more, Groves residents are minutes from Daytona Speedway.

Education with Volusia County
Volusia County Schools serves public schools, and children can start by attending Horizon Elementary, which is graded with a B on Niche. Since opening its doors in 1989, the elementary school has partnered with Port Orange to allow students to spend recreational hours at the adjacent Willow Run Park during the school day. Students move on to Silver Sands Middle before heading to Atlantic High, which also receives B grades. GreatSchools notes that Atlantic High is above average regarding college readiness compared to previous years.

Outdoor and indoor recreation abound
About a mile away is Reed Canal Park, where residents play soccer or picnic on the multipurpose fields. The 30-acre park is also perfect for walking, jogging or cycling on the oak-tree-lined nature trails. Reed Canal has an enclosed dog park so four-legged companions can go off-leash. Since Groves is so close to the city center, many will find activities at The Port Orange Recreation Center – also called The REC. A mile north of Groves is Beville Road, which connects to Interstate 4 and Interstate 95. Clyde Morris Boulevard, which runs directly on the neighborhood's eastside, has several bus stops for getting around Port Orange and Daytona. The Daytona International Airport is just under 6 miles from the neighborhood.
