The Indian Pass area is a slow-paced panhandle destination nestled along the Gulf on the Forgotten Coast, named for its secluded beaches and quiet lifestyle. Many homeowners enjoy exclusive waterfront access from their backyards. In the course of an average day, residents can take long walks on a pet-friendly beach, charter a boat or simply enjoy the wonders of a nearby national wildlife refuge. “Indian Pass is an unincorporated part of Gulf County. There are no condos here; it’s all single-family homes. It’s not crowded, there’s a beautiful beach, and a lot of fishing. It’s a good gathering place for Old Florida folks to hang out,” says Jay Rish, a native and third-generation Realtor leading the Rish Real Estate Group.

More affordable homes than other panhandle coastal markets
Prices range from about $500,000 to around $2 million for the largest homes. “We are considered a much better value than the Panama City and Destin markets,” says Rish, who notes that about 70 percent are second homes or vacation rentals. Coastal homes, designed with severe weather in mind, dominate the housing options. These often colorful, multi-level homes are built on pilings so that living quarters are not on the ground floor. This helps mitigate damage from storms during hurricane season, which runs from May through November. Palm trees and other native greenery add to the residential appeal. Several homes, including those designed in a more rustic style away from the water, are surrounded by towering pines. The community includes Windmark Beach, a resort-style destination designed to take advantage of the natural landscape. It is currently under construction, and Craftsman-style model homes are being sold. These homes are among the most affordable options in Indian Pass.

The area is known for its beach and fishing opportunities
Private access to the waterfront is a premier perk of living in the community, but Indian Pass is known for its public beaches. The white sands of a peninsula that juts out into Indian Lagoon welcome pets, horses and even automobiles. “What you’re getting is a low-density eco-tourism mecca,” Rish says. Anglers can fish for snook and redfish along the shores of the surrounding waters, while local companies cater to those seeking deep-sea adventures. Boaters can traverse Apalachicola Bay and the Gulf of America. Nature lovers can take a quick trip by ferry to explore St. Vincent Island, home to more than 12,000 acres of unspoiled wildlife habitats. Salinas Park in neighboring Cape San Blas features a playground and boardwalk access to the waterfront.

Indian Pass Raw Bar is a famous community landmark
Indian Pass Raw Bar is a true Old Florida dining destination with a rich history. “It’s the brainchild of the founders of Indian Pass, the McNeill family,” Rish says. The restaurant traces its roots to the early 1900s, when it was a company store for a turpentine operation. The current building dates to the late 1920s. In 1986, a hurricane destroyed much of the area’s oyster business, another family venture. With too many oysters for the family but not enough to sell wholesale, the raw bar was born. Nearly 40 years on, leased oyster beds allow the family to continue operating a community institution. Nearby Scallop RePUBlic is a live music venue that offers a selection of Florida craft beers in a contemporary setting along St. Joseph Bay. Downtown Port St. Joe is home to a collection of restaurants, grocers and boutique stores.

Students can attend a pair of well-rated Gulf County schools
Students are served by Gulf County Schools, a district that earns a B from Niche. The pipeline consists of Port St. Joe Elementary, a B-rated school for students in pre-kindergarten through 6th grade, and Port St. Joe Junior/Senior High, a school that is rated A-minus. The campuses are located near one another, about 12 miles from the community.
Port St. Joe Elementary School has 512 students in grades PK, K-6 with a student-teacher ratio of 14 to 1.
Port St. Joe Jr./Sr. High School was A-rated three consecutive years as of the 2016–17 school year.

Major roadways provide access to local, regional points of interest
Country Road 30A is an important regional corridor that runs the length of the community. It provides direct access north to the amenities of Port St. Joe and merges with U.S. Highway 98 outside of Apalachicola. “Port St. Joe is going to have anything you need,” Rish says. “But, if you do need something else, you can always drive to Panama City or Tallahassee.” Panama City is about an hour away via US-98 West, and Tallahassee is about two hours away via US-98 East. Northwest Florida Beaches International Airport is the closest commercial airport, about 70 miles away.
