Bedroom community of Port St. John

This unincorporated Brevard County locale is one of the numerous shoreline communities that make up Florida’s Space Coast. Port St. John is largely made up subdivisions located right between the cities of Titusville to the north and Cocoa to the south. Like its neighbors, Port St. John sits right along the Indian River lagoon, which separates it from the Merritt Island peninsula that is well known for the Kennedy Space Center and its affiliated facilities. Many who live here work elsewhere, and some come from even as far as Orlando 45 miles to the west. “It’s really a bedroom community, with a couple restaurants here and there, and a grocery store,” says Paul Hayhurst, an associate broker with Re/Max Aerospace Realty and who has made over a dozen sales in Port St. John. Port St. For years, affordability was among the reasons many came to this corner of Brevard County, but prices have started changing. “Up until now, the affordability of real estate was one factor. Now the real estate prices have gone up to where some are almost on par with places like Orlando,” Hayhurst says before naming some other factors that still keep others attracted to the area. “It’s not too terribly crowded. It’s close enough to the big city, if you want to go to the big city. This is a good alternative to other places.”

HOA communities and more affordable homes

There is a mixture of single and multi-story homes in Port St. John, including many modern ones that stand out with features like mixed sidings made out of smooth stucco and stone veneers. Modern homes located in walkable subdivisions include stylized colonial revivals and ranch-style homes with hipped and cross-gabled roofs. Cypress Woods and Hundred Acre Woods are among the communities here and have homeowners’ associations. The median price around here is $309,000, which puts Port St. John generally on par with other surrounding Brevard County communities.

Try seafood at Indian River Bar and Grill

For grocery needs, residents can travel up U.S. Highway 1 and along the shoreline to Publix. They can find more groceries farther south at Winn-Dixie in the Port St. John Plaza. Then if they continue south, they can find the Indian River Bar and Grill, a coastal joint where they can try out fare like fresh U.S. Gulf oysters. U.S. Highway 1 connects to Fay Boulevard, which can lead those seeking a more laidback atmosphere to Port Java where they can kick back with a cold brew or frappe while enjoying some Big Breakfast Burritos.
