Saint Lucie West is a well-manicured Port St. Lucie neighborhood that features multiple gated communities and a bustling retail center. It rivals nearby Tradition, a newer neighborhood with similar amenities. But more often than not, homes in Saint Lucie West come with a lower price tag than those in Tradition. “I’ll have clients who reach out to me through my YouTube channel, and they want to see Tradition. I’ll show them Tradition, and they’ll say they need to think about it. By the time they’ve made up their minds, the prices have jumped, and now Tradition is out of their price range,” says Jonathan “BJ” Hayes, a Realtor with REAL Broker and a long time Port St. Lucie resident. “So, I show them a community like the Cascades where I can get them a bigger house for their money. If someone is younger, they can move into the Lake Charles community. There’s something for everyone in Saint Lucie West and you get more bang for your buck.”

New Traditional style homes are common in each community
Some of the gated communities in Saint Lucie West are age-restricted to residents 55 years and older, like the Cascades. There, homes are mostly 1990s-era New Traditionals with two or three bedrooms. Prices typically range from the low $200,000s to the low $400,000s, with higher-priced homes featuring renovations like open floor plans and new appliances. The non-age-restricted subdivisions offer similar housing options. Prices range from the low $300,000s to the mid $500,000s for two and three-bedroom houses, and the high $500,000s to the mid $700,000s for four- and five-bedroom houses, often featuring extensive renovations, backyard pools and golf course or lake views. Each subdivision’s HOA fees pay for landscaping and amenities like community pools, golf course access and clubhouses with fitness centers. Townhouses and condos are also available, concentrated along St. Lucie West Boulevard, offering one, two or three bedrooms, priced between the high $100,000s and the low $400,000s. Regarding crime, Saint Lucie West has a CAP Index crime score of 3 out of 10, one point lower than the national average. Hurricanes and flooding are possible here, so flood insurance is highly recommended.

Fort Pierce Central High students can get career training while still in high school
Children can start their education at Manatee Academy K-8, which earns a B-minus on Niche, then move on to Fort Pierce Central High School, which also has a B rating. Fort Pierce Central High offers career and technical education classes in culinary arts, nursing and automotive service technology. Indian State River College’s Pruitt campus is located in the neighborhood and offers associate and bachelor’s degrees, certifications and career training. Through the district's open enrollment program, students may also attend the nearby St. Lucie West Centennial High, rated B on Niche.

There are several parks in and around the neighborhood. McChesney Park features a playground, a dog park and soccer fields often used by the local leagues. Residents can also visit Turtle Run Park, about 3 miles away, for its athletic fields and sand volleyball courts. The nearby Riverwalk Boardwalk offers scenic views of Florida’s wetlands. Jensen Beach, about 15 miles away, is a go-to for surfing, fishing or swimming. Golfers can join the private St. Lucie Trail Golf Club, which offers nature views and an unpredictable layout for challenging play. Baseball fans are conveniently close to Clover Park, the New York Mets’ spring training facility, where fans can watch exhibition games each February. “People love spring training,” Hayes says. “The players are usually more approachable than at regular games. They’re more likely to sign autographs.”

Residents are close to Town Center at St Lucie West shopping center, which offers Dollar Tree, Petco, and Staples. Multiple services can also be found near St. Lucie West Boulevard, including houses of worship, banks and the Lake Whitney Medical & Professional Campus, which features medical and dental offices.
