Thought to be named after a local farmer back when the area was farmland, Nason’s Corner is now a neighborhood less than 4 miles from Downtown Portland with an almost urban vibe thanks to walkability and nearby shopping. “We’re transitioning from car-centric to more pedestrian-centric and these little neighborhood centers are being revitalized,” says Tom Landry, the broker and owner of Benchmark Real Estate with over 20 years of experience selling homes in Portland. Changes are on the horizon for Nason’s Corner thanks to the University of New England, whose Westbrook Campus is along one edge of the neighborhood. “They’re moving their medical campus right there onto that Portland campus, so you’re starting to see some of that influence happening with teachers and students changing that neighborhood,” Landry says. “And that’s just the beginning because the moving of this integrated dental and medical is going to be happening over the next few years. It’s a massive expansion plan for the university.” In a neighborhood known for its affordability, that could mean rising home costs in the next few years — and the chance to build equity for homeowners. “It’s very close to Riverton, they are probably the most affordable areas in Portland right now for folks, and it should certainly be a target for appreciation,” Landry says. “If I put a dollar in, am I going to get three dollars back? Am I going to have a house that’s worth exponentially more in ten years? I think so.”

Growing competition for affordable homes
Despite Nason’s Corner’s slightly urban vibe, most homes are still on quiet, tree-lined residential streets. They range from small bungalows and Cape Cods to American Foursquares and colonial-style homes, including the locally popular New Englander. Single-family homes typically range between $300,000 to $500,000, but there’s also a selection of multi-family homes and rental properties. Nason’s Corner’s affordability has made the housing market in the area competitive, especially these days. “The university's influence is making it even more competitive,” Landry says. “And because of that university and the growth that that’s going to be seeing, I think it’s one of the underappreciated opportunities for the appreciation side of things in the city of Portland.”

Shopping along Brighton Avenue
“It’s a little bit more urban, you’ve got many, many more things to walk to,” Landry says. “What we’re finding is a revitalization of these areas with local and national shops coming in and people wanting that experience.” Along Brighton Avenue, residents have recognizable stores like Lowe’s, JOANN Fabric and Crafts and Big Lots right in the neighborhood. Just outside it, where Brighton Avenue turns into Main Street, there’s a Kohl’s and a pet supply store. It’s also where many locals head to grab groceries at Market Basket. Back in Nason’s Corner, hungry residents can choose between national chains like Applebee’s or local dining options. Kon Asian Bistro is a popular hibachi grill, and The Sinful Kitchen offers meals like stuffed French toast and eggs benedict — and nearly everything can be made gluten-free!

Hiking and biking at Fore River Sanctuary
“The Evergreen Cemetery is one of these amazing natural areas in our city,” Landry says. “And it sounds weird to say that when it’s a cemetery, but it’s more like a park.” Located just to the north of Nason’s Corner, residents enjoy walking here. Hiking and biking along the trails belonging to the nonprofit Portland Trails’ over 70-mile network is a favorite pastime among residents. These trails cross through the neighborhood and fill its other major green space, the 85-acre Fore River Sanctuary, where residents can hike to a small but beautiful waterfall. “It is kind of a surprise, I think, how rural you can get in Maine from being as downtown as you can be in a small city,” Landry says. “You can feel and be completely by yourself within five minutes.” Capisic Pond Park is a go-to spot for winter ice skating, and when school isn’t in session, locals head to Breakwater School’s city-owned playground.

I grew up in this area, albeit in a different house on the same street. Because of the increase in housing costs I probably could not move away and come back. We are fortunate to have lots of nature and outdoor activities, yet we can access public transportation and walk to shopping if necessary. A lot of new businesses have opened, but I am worried that we will become an unaffordable city - like so many other places, the pay people receive does not reflect their cost of living.
