A quiet Portland enclave

The residents of Alameda take pride in their historic homes, manicured lawns and the lush tree-shaded streets that inspired the neighborhood's Spanish name. Located 4 miles northeast of Portland’s city center, the community’s first home was built in 1910, and its founders were set on creating a quiet residential enclave. “Today, I live on the edge of Alameda” says Billy Grippo, a local Realtor with Windermere Realty Trust. “I’ve lived in three homes there over the years, and my kids went to Alameda Elementary. It’s such a beautiful and quiet neighborhood but just 10-minutes from downtown and 15mins from the airport. For the most part, it’s really quiet.”

Historic homes and good bones

There is a wide range of architectural styles in Alameda, most of which were built over a century ago. Houses on Alameda Ridge feature views of downtown Portland and the surrounding green spaces and homes throughout the neighborhood sit close to one another on small lots. “Views from the ridge are gorgeous,” says Grippo. “Folks can see the city and the surrounding mountains from their living rooms.” The streets are lined with 1920s cottages, Colonial Revivals, American foursquares and bungalows, and the average house is around 2,500 square feet. The area is home to a competitive housing market and has some of the highest listing prices in Portland’s northeast suburbs. The average home price here is $870,000, which is around $300,000 higher than the city’s average. Three-bedroom bungalows in need of some updates can be snagged for less than $600,000 while fully renovated Colonial Revivals with 3,500 square feet can reach prices of $1.5 million and above.

Take the stairs

There are three parks within walking distance of local residents, and the Alameda Ridge walking route is popular among local outdoor lovers in search of some exercise. This 4-mile loop features hidden stairwells between residential pockets and is considered a challenging hike, with stately and historic homes on the along the route. “Instead of using the stair climber at the gym, residents will go up and down the route’s five staircases,” says Grippo. Grant, the largest of the nearby parks, is attached to Grant High School and features a sculpture garden honoring Beverly Cleary, the children's and young-adult fiction author. The park is also home to sports facilities, an outdoor pool and a community garden. Along with its softball fields and play equipment, Wilshire Park is home to an off-leash dog area.

Cycling to school

Right in the center of the neighborhood is Alameda Elementary School, which earns a B-plus overall grade from Niche. The Alameda Tuesday Club successfully advocated for the school's creation in 1921, just a few years after the women's civic group formed as the neighborhood was taking shape. On Wednesdays, elementary students can take the bike bus to school, a program run by the school’s P.E. teacher, where they can join their peers and adult volunteers at the nearest route stop to bike to school. Older students can head to the B-rated Beaumont Middle School, serving 470 students with a student-to-teacher ratio of 17-1. After the eighth grade, local kids can attend Grant High School, home of the Generals, which earns an A-minus grade and is the third-best public high school in Multnomah County.

A short drive to Portland

Proximity to downtown Portland and placement within the Northwest Portland street-grid network makes it easy to get downtown or to nearby neighborhood shopping districts by car or bus. Interstates 405 and 84 can take drivers downtown, while there are numerous bus stops along Fremont Street and 24th Avenue.

Nearby eats

While the area is largely residential, there are a few local eateries nearby, and numerous grocery options within a three-mile drive, including Whole Foods, Fred Meyer and Trader Joe’s. Lucca is a popular spot for Italian eats, including their beloved wood fired pizzas. Guilder is a "Princess Bride"-themed café serving its patrons coffee, tea, breakfast sandwiches and vegan pastries. Just four blocks from Alameda’s northern boundary along Prescott Street is the Alberta Arts District, a long commercial corridor featuring an assortment of pubs, diners and fine-dining establishments next to trendy art galleries and print shops.

It is most likely one of the friendliest and quietest suburban areas in Portland. I have never heard of any crime in the area, and there are many schools and parks around.
