Crestwood is a leafy suburban neighborhood on the southwest side of Portland with an interstate connection to the heart of the city. In addition to its proximity to downtown — about a 10-minute drive away — Crestwood also neighbors the outlying community of Tigard and its numerous restaurants and grocery chains. Quiet streets, highly rated schools and scenic outdoor spaces make the neighborhood a comfortable retreat that’s still close to downtown Portland.

Types of homes and housing costs in Crestwood

Quiet residential streets with single-family homes make up most of Crestwood. “It has more of a rural feel with more space between the houses and larger lots,” says Casey Riley the owner of Riley & Company at Cascade Hasson Sotheby’s International Realty. “It’s less cookie-cutter.” Houses span a large portion of the 20th century, starting with bungalows built as early as the 1930s, followed by split-level and ranch-style homes — mostly added during the 1970s — and contemporary builds from the 1980s and 1990s. Properties typically come with garages and grassy backyards, with prices starting in the low $400,000s and going up to the mid $800,000s.

Public schools serving Crestwood

Crestwood is zoned for the highly rated Markham Elementary School and Jackson Middle School, which offers electives in Spanish, engineering design and three different band ensembles. Students may then finish their secondary education at Ida B. Wells-Barnett High School, which offers over 15 Advanced Placement courses and pathway programs in engineering, construction technology, mass communications and other disciplines. The school’s athletic teams are part of the Portland Interscholastic League 6A division, and extracurricular options include Southwest StageWorks, the school’s youth theater company.

Parks, trails and outdoor spaces

Dickinson Park sits toward the center of the neighborhood, and its elevated location means that you get a view of the horizon and a forest of Christmas-tree-shaped evergreen trees below. A unique, modern playground that resembles a children’s bead maze sits on a plot of mulch next to a large grassy field. Farther north in Crestwood, paved paths and soft hiking trails lead through a verdant forest with a rocky, rushing creek in the Woods Memorial Natural Area. Sunlight streams through lush foliage between tree trunks covered with moss and fern.

Commuting and public transportation

Interstate 5 wraps around the southern edge of the neighborhood, meaning the roughly 8-mile commute to downtown Portland usually takes about 10 minutes. In the north of the neighborhood, TriMet’s Bus 43 stops along Southwest Taylors Ferry Road on its way from Tigard to the Council Crest neighborhood near Downtown Portland. The route connects to others, and the TriMet system consists of more than 80 lines that serve the larger Portland metro area.

Amenities near Crestwood

While Crestwood largely consists of green space and residential streets shaded by leafy trees, several amenities are nearby. On the north end of Barbur Boulevard — which eventually becomes Pacific Highway — Barbur World Foods is a high-end grocery store that offers Middle Eastern to-go food and packaged products. A few fast-food chains and employers are nearby. If you follow Barbur Boulevard south, you’ll find Buster’s Barbecue. With owners and recipes that hail straight from Houston, its dry-rubbed, slow-smoked meats and sides are authentic. A few doors down, Banning’s Restaurant & Pie House bakes its pies, cakes and biscuits from scratch daily and offers an extensive breakfast menu. Neighborhood vibes and community in Crestwood

More than 75% of Crestwood residents own their homes, and some are part of the Ashcreek-Crestwood Neighborhood Association. “In a general rule of thumb, it’s an older community,” says Ryan Sickles, the owner of Crestwood-based company PDX Appliance. “A lot of people who live there have been there a long time. So, they kind of just build connections. I think a lot of it happens because a lot of people are out walking their dogs and see each other on the trails and at parks.” Residents gather at Dickinson Park for outdoor movie screenings and the annual National Night Out, which takes place on the first Tuesday in August as an effort to strengthen communities and their connection to law enforcement. With little through-traffic, nearby green spaces and highly rated schools, Crestwood is a family-friendly area to raise children.
