The many "wow factors" of Irvington make it one of northeastern Portland's most in-demand neighborhoods. Beloved restaurants and shops enwrap a lush, tree-shaded residential gridiron that is positively full of eye-catching homes on well-manicured lawns, leading many city dwellers to head there for a walk around the neighborhood, let alone its widely cherished public park. "Every time I drive through Irvington, I am just amazed by how beautiful it is," says Realtor Cassandra Marks of Real Broker, who has sold properties all across Portland and makes informational YouTube videos about the city's popular neighborhoods.
Stately homes bursting with color and detail
If it can be imagined, that home style can probably be found beneath Irvington's red maple-covered sky. The neighborhood is positively bursting with homes of all varieties, colors and sizes, most of which sit on larger lots of .25 acres or more. Some streets contain sidewalks abutting rows of cozy Craftsmans, stately Greek Revivals, elegant Queen Anne's and vibrant American Foursquares, just to name a few. And according to Marks, because some homes used to contain a servant's quarters, "a few of the houses are actually duplexes, not single-family homes, even though they might look like it." But Irvington's popularity also means higher home prices than in comparison to most of Portland, with most valued at anywhere between $750,000 and over $1 million.

Some of Oregon's best public schools
Irvington's various selection of high-performing schools is a major factor for many home buyers who move there. Students often begin at Irvington Elementary, which is located right in the neighborhood and gets a score of B from Niche. From there, the next step is Harriet Tubman Middle, which gets a B-minus score from Niche. Once they reach high school, students are split between two options. Jefferson High gets a B-minus score from Niche and is the 6th most diverse school in Oregon. The other option is Grant High, which Niche gives a score of A-minus and ranks it as the 6th best school in the state for student athletes.
Fetch, free throws and volleys
Already a verdant landscape, the neighborhood's centerpiece of Irving Park is both a community hub where both area residents and their pets go to make friends at a dog park. The park's four ball diamonds are sometimes used for youth baseball leagues while others use the basketball courts for a casual game of pickup. Young children's favorite part of Irving Park is its splash pad for cooling off while adults prefer to pack the tennis courts. And on rainy days, the Irvington Tennis Club's indoor courts offer a way to skip the rematch.

Mischievous running groups
Irving Park is also a frequent meetup location for events and community groups, such as local art exhibitions and running clubs. Perhaps the most intriguing activity that assembles at Irving Park is "hashing," a popular activity for Portland that combines group running with orienteering and other shenanigans.
Vegan eateries and women's sports bars
Though mostly residential, Irvington's boundary streets contain many beloved eateries and stores. "Irvington is mostly houses, but if you go down to Broadway there's some great food options," says Marks. "When you look at the sheer variety of food along Broadway, there's just so much to choose from." Many health-conscious diners head that way for a vegan meal from Blossoming Lotus. An espresso from Saint Simon Coffee Company is a common way to start the day in Irvington because it is centrally located for all residents. In the evenings, the Sports Bra is a popular establishment for watching female sports with a crowd of neighbors. When eating in, a Whole Foods Market sits directly across Fremont Street from the neighborhood, which some locals walk to.

Straight shots and easy walks
Irvington is highly walkable and is in fact a destination for many looking to admire the neighborhood's homes and natural beauty while exercising. But most residents will rely on a car for their commutes. That is because public transportation, though available, is not especially bold in Irvington. That stated, bus routes do run along the neighborhood's major north-south streets, which connect with the MAX light rail system less than a mile south. These can also be taken to the Legacy-Emanuel Medical Center – the second-largest hospital in Portland – located less than a mile west of Irvington. The neighborhood also has two bikeshare stations.

Irvington is a great neighborhood. There is so much close by including restaurants, grocery stores, public transit, and parks. I think they could do more to include more affordable housing in the area.
