Cartersville offers peace and quiet far removed from the city

The Central Virginia community of Cartersville offers spacious housing in a picturesque country setting, highlighted by the James River. This Cumberland County destination, located halfway between Charlottesville and Richmond, is home to dozens of buildings on the National Register of Historic Places. The area has since grown to encompass more than 40 square miles, but it remains a sparsely populated residential retreat. “It’s very rural,” says Janet Pembelton of Pembelton Realty, who has sold homes in the community. “People like the peace and quiet. There’s one little country store and that’s it. It’s a bedroom community for people looking to get out of the city.”

Homes are diverse, but they all come with additional acreage

Options here include everything from tiny homes to 100-acre estates. Whether it’s a manufactured home, a ranch-style, a renovated bungalow or a newer model, they all share one thing in common: space. Additional acreage is the defining feature of the community’s homes, regardless of style and size. Homeowners also enjoy freedom from restrictions, as there are no HOAs. “It’s a lot of people who have lived there their whole lives -- and their children,” Pembelton says. “You don’t see a lot of people moving into Cartersville.” Because lot sizes vary greatly, prices range from the high $100,000s to more than $1 million. The community’s “Goldilocks” climate is characterized by temperate conditions that are not too hot or not too cold. Severe weather events include storms in the spring and fall, as well as the occasional tornado.

Access to restaurants and stores requires driving to other towns, suburbs

Country Corner offers a quick stop for essentials and a bite to eat in the community. Elk Island Winery is a nearby attraction. Otherwise, travel is required for shopping and dining. Options in Goochland include Food Lion and the highly rated Eccoti Restaurant. A larger collection of stores and restaurants is concentrated along Anderson Highway in Powhatan. Retail stores, antique shops and eateries are concentrated along the highway in Cumberland. Suburban Richmond is about 30 miles away. “If you really want to go shopping, you’d go to Short Pump,” Pembelton says. “It depends where you live in Cartersville. Once you get across the river, it only takes about 30 minutes to get there.”

James River, state park provide plenty of rural recreation

Cartersville Landing offers easy access to the James River for fishing, boating and other activities. Nearby Columbia is known as a prime spot for fishing. Bear Creek Lake State Park, located within Cumberland State Forest, is popular for fishing, paddling and camping. Featured amenities include a swimming beach and hiking trails. Ampthill Farm is a community attraction that offers tours of the 175-acre property, which is on the National Register of Historic Places.

Cartersville Road provides access to nearby towns, Interstate 64

Cartersville Road provides access to the amenities of Cumberland and Powhatan, as well as Interstate 64 in Hadensville about 20 miles away. Charlottesville and Richmond are each about an hour’s drive away via I-64. UVA Health is a premier medical center in Charlottesville, and Richmond is home to several hospitals.

The community has the lowest crime rate possible

The community’s CAP Index score is 1-out-of-10, signifying a very safe area. “Cartersville is a place where you can have a home with unlocked doors,” Pembelton says. “People don’t worry about crime.”

Students can attend kindergarten through 12th grade in Cumberland

Students can attend a trio of Cumberland County schools clustered together. Cumberland High School, rated a B by Niche, offers Career and Technical Education classes in subjects as varied as cosmetology, horticulture and cybersecurity. Cumberland Elementary School and Cumberland Middle School are rated C-plus and C, respectively. The former Hamilton High School is another of Cartersville’s historic buildings. It was built in 1910 to serve the needs of rural students, and placed on the National Register of Historic Places in 2007.
