Hillside homes on the road to Prescott

Situated among the Yavapai Hills halfway between the regional hub of Prescott and its growing suburb of Prescott Valley, Diamond Valley combines big-city shopping with quiet country homes. Realtor Paula Smith with RE/MAX Mountain Properties, a longtime resident and Realtor in the Prescott Valley, says, “You’ve got long-distance views and a great location if you want to get out on the highway and go to work.” This neighborhood shares its hilltop vistas with the neighboring community of Yavapai Hills while featuring lower home prices and, in the short-term future, its own healthcare center.

Houses in the Yavapai Hills

Diamond Valley is a product of the 1980s, continuing the suburban housebuilding boom east of Prescott that neighboring Yavapai Hills helped kick off in the 1970s. “It’s much less expensive than Yavapai Hills,” Smith says. “They have septic systems because they don’t have a sewer, and they have their own water company.” Reflecting regional aesthetic tastes, ranch-style homes dominate Diamond Valley’s housing stock, though they vary in date of construction, and some are partially raised to accommodate the hilly terrain. Ranch-style homes built from the 1980s until the 2000s can sell for between $285,000 and $350,000. Brand-new ranch-style residences built from the 2000s to 2020s trend between $350,000 and $425,000 and 3-bedroom postmodern-style houses and Cape Cods can fetch between $450,000 and $570,000. Because of Diamond Valley’s elevated location among the Yavapai Hills, most properties have panoramic views of the shrubby Bradshaw Mountains and the other suburban developments built among their foothills.

Hiking and boating in the mountains

Just across State Route 69, the wilderness of the Bradshaw Mountains regularly attracts thousands of adventurers with its colorful foliage, its tranquil streams and its many opportunities for camping. Hikers can take on the 4-mile trek of the Salida Gulch Trail, catching glimpses of the abundant wildflowers that bloom in late summer, as well as petroglyphs left behind by ancient indigenous civilizations. Nearby Lynx Lake maintains a natural feel by disallowing the use of motorized boats, instead inviting boaters to kayak on its placid waters. The surrounding lakeshore hosts several campsites and even a café specializing in German fare. To the north of Diamond Valley, vast expanses of mountains feature hiking trails like the Glassford Hill Summit Trail and lakeside excursions at Watson Lake. Golfers of all skill levels can travel into the neighboring community of StoneRidge to play at the 18-hole StoneRidge Golf Course, a 2,000-acre course open to the public and even offering lessons to beginners.

"Excellent" schooling at Prescott High

Taylor Hicks Elementary School receives an A-minus from Niche, while Granite Mountain Middle School scores a B-plus and Prescott High School a B. Prescott High ranks within the upper fifth of Arizona high schools for athletics, with its varsity track, baseball and football teams among its strongest programs. The high school has been recognized by the state department of education as an “Excelling School,” and it counts an Arizona Secretary of State and a state attorney general among its alumni.

Driving into Prescott

While Diamond Valley does not have access to public transportation, access to State Route 69 puts commuters within an 8-mile and approximately 15-minute drive from downtown Prescott and its Yavapai Regional Medical Center. “You can work in the neighboring communities pretty easily from there, and I once sold a house to a man who rode his bike to work as a teacher in Prescott Valley,” Smith says. The Exceptional Community Hospital, located at Diamond Valley’s southern end, is projected to be completed in 2024, having begun construction in July 2023.

Shopping and sushi along Route 69

Diamond Valley’s location along State Route 69 puts shoppers just a 5-minute drive away from major retail hubs. Two miles to the east, the Prescott Valley Crossroads shopping plaza is home to a Sprouts Farmers Market in addition to brand-name retailers like The Home Depot and Hobby Lobby. Not only are chain restaurants like Cracker Barrel present; W & Z Asian Bistro & Sushi Bar is known for its generous portion sizes, its extensive offering of East Asian staples like sushi and pad thai, and its colorfully lit bar. The Pine Ridge Marketplace sits 3 miles down the road in the direction of Prescott, and this major indoor mall includes 63 stores, including a Trader Joe’s. Plus, a Costco and Walmart immediately border the mall, adding to the area’s wide variety of grocery options.
