Hiking and climbing around Yavapai Hills
Yavapai Hills is surrounded by opportunities for outdoor adventures, from the mountain campgrounds in the south to the lakeside trails northwest of the community. This Old West atmosphere plays a large role in shaping Yavapai Hills' enduring appeal. "The story is that Tom Mix filmed a lot of John Wayne movies there because he couldn’t get to California because of the rain," Smith says. "The names of the streets there include Tom Mix Trail and Sharp Shooter Way, and the terrain is right out of the Old West." Just across State Route 69, hikers can venture into the Bradshaw Mountains and camp out by Lynx Lake or view the petroglyphs along the Salida Gulch trail. To the north, the rocky Prescott Peavine Trail leads travelers to Watson Lake Park, where dark-blue waters contrast with the beige scenery of the surrounding cliffs, rock formations and foothills. The lake is a locally popular venue for kayaking, paddleboarding, swimming and even rock climbing, while the park includes a disc golf course.

Abundant shopping and diverse eats at Pine Ridge
Yavapai Hills may have the outward appearance of being a community immersed in nature, but Yavapai Hills Drive leads residents directly into the Pine Ridge Marketplace, a major retail hub. This mall, opened in 2002, is home to 63 stores, including the local Trader Joe’s supermarket. Eateries big and small complement Pine Ridge’s offering of department stores, with WZ Poke and Ramen serving up Japanese staples and Alfonso’s Mexican Food being a popular destination for Mexican street food takeout. Just down State Route 69, Costco and Walmart provide additional grocery options.

A growing suburb on Prescott's frontier
Yavapai Hills is a relatively new suburb of Prescott, first developed in the 1970s and intensively expanded upon from the 1990s to 2020s. Homebuilding has never ceased, as brand-new residences line roads that, just a decade ago, ran through swathes of empty Sonoran grassland. Smith says, "It’s got an HOA with a pool. Some of the homes were built in the late 1970s and early 1980s, and there’s still new construction in the neighborhood." Ranch-style housing is prevalent in Yavapai Hills, and some may feature Spanish aesthetic influences. Lot sizes and bedroom and bathroom counts vary. Homes built from the 1970s to 1980s tend to cost between $400,000 and $640,000, while newer and larger homes can fetch prices as high as $1.25 million. Mountainside homes offer panoramic views of the valleys below, and many of them have vast yards that may include grassy slopes, manicured hedges or pebble gardens.
