Yavapai Hills features homes amid rolling hills near Prescott
Located among the Bradshaw Mountains of central Arizona, Yavapai Hills provides a tranquil and scenic alternative to the big city, with homes situated amid the suburban community’s rolling hills. “There’s a lot of variety in the types of terrain, along with lots of different home types,” says Deanna Poppenberger, an associate broker with Realty ONE Group Mountain Desert who has sold houses in the area for 25 years. As Prescott’s real estate scene became increasingly competitive in the late 20th century, new waves of development came to the city’s east, and this community is a product of that ongoing trend. Its Old West atmosphere plays a large role in shaping its enduring appeal. Silent-film cowboy Tom Mix shot numerous Westerns in the area, living for a time on the Bar Circle A Ranch that was eventually developed as Yavapai Hills. Today, community streets like Twisted Trails take their names from the titles of Tom Mix films, and residents can enjoy views of nearby canyons while never being more than a 5-minute drive away from shopping and other essentials.

A growing suburb on Prescott's frontier
Yavapai Hills is a relatively new suburb of Prescott, first developed in the 1970s and intensively expanded from the 1990s to 2020s. Homebuilding has never ceased, as brand-new residences line roads that, just a decade ago, ran through swathes of empty Sonoran grassland. The master-planned community is filled with custom homes. “This is not a tract-home community with the same houses repeated on different lots,” Poppenberger says. Ranch-style housing is prevalent in Yavapai Hills, and some may feature Spanish aesthetic influences. Lot sizes and bedroom and bathroom counts vary. Homes built from the 1970s to 1980s tend to cost between $400,000 and $640,000, while newer and larger homes can fetch prices as high as $1.25 million. Ridgeline homes offer panoramic views of the valleys below, and many of them have vast yards that may include grassy slopes, manicured hedges or pebble gardens.
The annual HOA assessment is about $420, which Poppenberger says doesn’t change much from year to year and is low compared to some other communities in the area. “Yavapai Hills has been around so long that they’re not trying to pay for millions of dollars of new infrastructure,” she says. Among other things, the fees help maintain the community’s recreation facilities, which include a pool, sports courts that can be used for tennis or pickleball, and a clubhouse that was once the main house for the Bar Circle A Ranch.

Hiking and climbing around Yavapai Hills
Yavapai Hills is surrounded by opportunities for outdoor adventures, from the mountain campgrounds in the south to the lakeside trails northwest of the community. “You can be in the Prescott National Forest in 15 to 20 minutes, depending on where you live,” Poppenberger says. Just across State Route 69, hikers can venture into the Bradshaw Mountains and camp out by Lynx Lake or view the petroglyphs along the Salida Gulch trail. To the north, the rocky Prescott Peavine Trail leads travelers to Watson Lake Park, where dark-blue waters contrast with the beige scenery of the surrounding cliffs, rock formations and foothills. The lake is a locally popular venue for kayaking, paddleboarding, swimming and even rock climbing, while the park includes a disc golf course.

Abundant shopping and diverse eats at Pine Ridge
Yavapai Hills may have the outward appearance of being a community immersed in nature, but Yavapai Hills Drive leads residents directly into the Pine Ridge Marketplace, a major retail hub. This mall, opened in 2002, is home to 63 stores, including the local Trader Joe’s supermarket. Eateries big and small complement Pine Ridge’s offering of department stores, with WZ Poke and Ramen serving up Japanese staples and Alfonso’s Mexican Food being a popular destination for Mexican street food takeout. Just down State Route 69, Costco and Walmart provide additional grocery options.

An "excellent" education at Prescott High
Students can start their education at Taylor Hicks School, which receives an A-minus rating from Niche, before going on to attend the B-plus-rated Prescott Mile High Middle School and the B-rated Prescott High School. The Arizona Department of Education has recognized Prescott High as an “Excellent School” on several occasions, partly due to this school’s strong AP and Honors programs and its wide variety of extracurriculars.
