A residential neighborhood outside of Philadelphia
Suburban streets take up most of Secane in Pennsylvania, a neighborhood in Upper Darby Township less than 20 miles west of Philadelphia. Single-family homes line the roads here, with lawns and sidewalks fronting the properties. “It’s a residential area,” says Nick DeLuca, an associate broker with Coldwell Banker Realty. “It’s nice with all different types of houses. Upper Darby Township runs from just about the edge of Philly all the way west. This is one of the furthest western parts of Upper Darby Township, which is one of the nicer areas.” Residents are close to the city with several routes into the center of Philadelphia, while a SEPTA rail line bisects the neighborhood and also runs into Center City. The area isn’t without its ties to pop culture, either, as a local high school helped inspire alumni Tina Fey’s script for the 2004 comedy “Mean Girls.”
Architectural variety on suburban streets
Homes in Secane typically feature lawns that front the properties and streets that are often bounded by sidewalks running along the roads. A section of the neighborhood is cordoned off by the Muckinipattis Creek in southern Secane. “It’s a suburban layout,” DeLuca says. “They’ve got front and back lawns. The nice thing about it is there are all types of homes, even some old Victorians in there. I like the fact that there’s hills – it’s not just flat.” Prices in the neighborhood often range from $300,000 to $500,000. Secane has a wide variety of architectural styles, including split-levels, Cape Cods, and colonial- and ranch-style homes. But potential buyers need to be aware that available inventory is often low. The neighborhood has a CAP crime score of 4 out of 10, on par with the national average.
These Secane homeowners put a lot of thought into the curb appeal of their ranch-style house.
Much of Secane is made up of split-level homes sitting on small, well-kept lots.

Restaurants line the sides of Baltimore Pike
Baltimore Pike runs along the north side of Secane and is lined with chain restaurants and local eateries. “People mostly go to Baltimore Pike,” DeLuca says. “There are some bars over on Oak Avenue that people will go to. Everything’s close, and you have a lot of choices within five minutes.” Sports fans can catch a game at Illusions Banquet Hall and Sports Bar, which also puts on karaoke nights and live music. Near Providence Road in southern Secane, the Train Stop Restaurant serves up breakfast, and the nearby Imperial Pizza is the local go-to spot for a slice. Diners can find international fare at New Panda Restaurant, which dishes out Chinese food, or classic pub food at JT Brewski’s Pub east of the neighborhood. Grocery shoppers can head to an ACME Markets store in northern Secane, off Baltimore Pike, or the Price Rite Marketplace of Secane on the east side.
The Train Stop, right across the street from Secane Station, has been making delicious breakfasts and lunches for hungry patrons for decades.
Secane residents enjoy many grocery options such as Acme on Baltimore Pike in nearby Clifton Heights.

Several parks sit around Secane
Crowell Park sits just west of the neighborhood, and kids can take to the playground. The park also has a baseball field, tennis court and a roller hockey rink on its grounds. “They also have a YMCA that’s close, right on South Avenue, that’s fairly newer,” DeLuca says. “There are parks that residents can easily drive to.” Shisler Park sits to the east and offers a playground and a pair of baseball fields. Muckinipattis Creek runs through parts of the Secane neighborhood, and anglers can cast lines for catfish and more in its waters. To the north of Secane, the Bishop Recreation Area has two ballfields and a playground. If residents want to get out on the water, both the Schuylkill River and Delaware River are less than 10 miles away.
The walking trail at Crowell Park is a popular exercise spot for many local residents.
Secane enjoys many neighborhood amenities such as the Ridley YMCA along South Avenue.

Interstate 95 is less than 4 miles south, counting Philadelphia and Chester among its major exits in Pennsylvania. Philadelphia itself is less than 20 miles away. “It’s convenient to everything,” DeLuca says. “There’s a train station right there that takes you into the city, and it’s pretty easy to get around.” Locals can also hop on the Southeastern Pennsylvania Transportation Authority’s (SEPTA) rail service via the Secane station, where inbound trains run all the way into Center City in Philadelphia. Air travelers have proximity to the Philadelphia International Airport, which is less than 7 miles southeast.
Students take the stage in the summer months
Students can start their education at Primos Elementary School, which sits outside the eastern edge of the neighborhood and receives a C-plus from Niche. Drexel Hill Middle School gets a C, while Upper Darby Senior High School scores a B. After each school year, the high school is host to Summer Stage, which has been around for half a century. Summer Stage puts on over half a dozen shows and offers participants an opportunity to participate in theatrical productions. Upper Darby Senior High counts comedian Tina Fey among its alumni, and the school helped to partially inspire her script for the film “Mean Girls.”
