Originally named in recognition of a successful harvest in 1902, Prosper has evolved from a farming town into a sizeable suburban city in the Dallas-Fort Worth Metroplex. According to the U.S. Census Bureau, Prosper’s population grew 10.5% in 2023 to 41,000, making it one of the fastest-growing small cities in the country. Development includes new subdivisions with resort-like perks and expanding retail. “People love living here because it’s close to all of the big-city amenities but still far enough away to be peaceful and friendly,” says Robert Alperin, a Realtor with United Real Estate and a Prosper resident. Another big draw is the top-rated Prosper Independent School District. “There are a lot of young families moving to Prosper, and a lot of them are coming for the schools,” he says.
Prosper is centrally located in the DFW Metroplex, making it easy for commuters to get around. “Major job centers are really close,” says Wayne Bartley, a Realtor with Monument Realty and a resident of Prosper. “The big job centers for Prosper are Downtown Dallas, Plano and Frisco.” The city's big employers include the Prosper Independent School District, the Town of Prosper and Texas Health Prosper, which provides 24/7 emergency care and other medical services.

New construction in subdivisions with an array of amenities
New construction is the norm in Prosper, with large homes that reflect a range of architectural styles set in communities with a range of amenities. Savanah Water Park in the Savanah subdivision has a Junior Olympic-sized pool, while in the Light Farms subdivision, the 90-acre Constellation Park features an 11-acre lake. “The amenities in the subdivisions are almost like living in a resort,” says Alperin. While homes in the Dallas-Fort Worth-Arlington area have a median sales price of $399,000, the median price in Prosper is significantly higher, at $870,000. “There was a point that that was above $900,000,” Bartley says. “We got some huge developments yet to come. There won’t be anything under $2 million.”

Over 600 acres of parks and miles of trails
In 2018, Prosper was recognized by the State of Texas as a Silver Certified Scenic City for its high standards in beautifying public spaces, and that certification continued in 2022. A great deal of the credit for that recognition goes to the city’s Parks and Recreation Department, which cares for 634 acres of public parks and other open spaces throughout Prosper and the city’s 52 miles of developed hiking and biking trails. The city’s 80-acre Frontier Park “is a massive town gathering area,” notes Bartley, with a playground, sports fields and batting cages.

The Prosper Independent School District serves students and earns an A-plus grade from Niche. Prosper's population is rapidly growing, and so is the school district, which is adding about 3,500 students on average per year. Five school campuses are opening for the 2025-26 school year, including Richland High School, the district’s fourth high school.

Local shopping and dining in downtown Prosper
The city prides itself on its historic downtown sector, where old grain silos stand sentry next to locally owned boutiques, a dedicated food truck park and the impressive town hall. Downtown eateries include 1418 Coffee House for a morning brew and Black Hawk Brewery for drinks, pizza and sandwiches. The city’s Downtown Prosper Master Plan was created in 2022 with the aim of revitalizing and redeveloping the downtown area.
The Gates of Prosper shopping center is located off U.S. Highway 380 and is home to stores like Kohl’s, T. J. Maxx, Target and Hobby Lobby as well as chain restaurants. More retail is coming as well as new apartments. “The Gates of Prosper is expanding,” Bartley says. “They are moving dirt like crazy.”

Prosper community events
Community events include the annual Prosper Fishing Derby, a fishing contest for kids 14 and under, held at Frontier Park. On the first Saturday in December, the Prosper Christmas Festival takes place at the Prosper Town Hall. It includes family-friendly activities, from a cookie decorating station to horse-drawn carriage rides to community tree lighting.

Prosper’s location offers highway access to the Metroplex using Dallas North Tollway, Highway 380 and Preston Road. Dallas-Fort Worth International Airport is about 30 miles from the city, while Dallas is about 35 miles to the south and Frisco is 10 miles to the north.
Weather and crime in Prosper
Like much of North Texas, Prosper has weather that includes extreme heat during the summer and mild winters. The area is also prone to tornados. According to the Prosper Police Department, violent and property crimes increased in 2023 year over year. However, the city had lower property and violent crime rates than the state and national averages.
