Grandview North
Suburban Neighborhood in Provo, Utah
Utah County 84604
Ranch-style and contemporary homes sit on sidewalk-lined streets
Housing styles in the neighborhood are varied; some streets are lined with ranch-style homes, some with contemporaries, and some with larger, more recently constructed traditional builds. Most streets, regardless of what the houses are like, are well-planned, with sidewalks on either side and plenty of cul-de-sacs. The neighborhood also has several condominium communities, including an age-restricted one called Grandview Farm Condominiums, and a small mobile home park. A typical three-bedroom condo lists for around $300,000, though ones in Grandview Farm tend to be larger and pricier. Single-family homes can start around $350,000 for something built midcentury and in need of updates, while a move-in ready six-bedroom home can list as high as $900,000. “They tend to be more established homes,” Stott says. “Definitely not starter homes.”Rotary Park is the hub of outdoor recreation
Rotary Park is central to the neighborhood and walkable from many homes. Kids come here to play Little League games on weekends, and residents can work on their tennis and pickleball games. Since Westridge Elementary is just next door, it’s also a convenient place to let the kids burn off some energy on the playground after school.Take university-level courses at Provo High School
Kids in Grandview North attend Provo City School District schools, like Westridge Elementary School, rated B by Niche; Dixon Middle School, rated B-minus; and Provo High School, rated B-plus. Provo High partners with Utah Valley University, which is located about 2.5 miles from the neighborhood’s center. Students can take numerous classes at the high school and earn college credit for them from Utah Valley University — there’s even a UVU Distance Learning Lab on the high school’s campus where students can take university courses.Easy access to highways and public transportation
Provo Central Station is about 4 miles from home. Residents can hop aboard the FrontRunner commuter trains here, which go as far as Ogden, Utah. Getting to Salt Lake City, about mid-way on the route, takes around 70 minutes on the train. Bus stops are also at multiple points throughout the neighborhood, particularly along W 1460 N St, N 2100 W St, and State Street. Interstate 15 access is within 3 miles of home.Shop and dine at the Riverside Plaza Shopping Center
Most of the neighborhood’s businesses are concentrated along State Street, including the Riverside Plaza shopping center. Residents can get groceries at Macey’s and other essentials at Target, Ace Hardware Provo, and Dollar Tree. University Place Mall is about 2 miles away, anchored by stores like Dillard’s, Al’s Sporting Goods, and RC Willey.Nearby restaurants run the gamut from fast food to more local options. Waffle Love began in 2012 at the Provo Farmers Market and now has several food trucks and physical locations. Residents can work their way through sweet and savory menu offerings such as Chicken Avocado Tartine and Strawberries and Cream. Cubby’s is another growing business with local roots, whose menu includes options for healthy and hearty foods alike — whether that’s a Chicago-inspired Italian Beef Sandwich dripping with Secret Sauce or a Wild Rice and Kale Salad with a Lemon Cilantro Vinaigrette.
