Located just 3 miles from downtown Provo, Grandview South is a neighborhood that boasts stunning views of the Wasatch mountain range, thanks in part to its partially elevated location. “It’s got a great view, and that adds value, of course,” says CJ Stott, a Realtor for Top Equity Realty who is co-listing a home in the neighborhood with his wife, Lily. “Aside from the view, the area is perceived as very established. It’s not in the bustle of the city, so it tends to be quieter, although you’re maybe only five minutes to the freeway.” In addition to easy access to Interstate 15, there are plenty of nearby shopping and dining options, and the Utah Valley Hospital is just minutes away from the neighborhood.
A solid stock of single-family homes
In addition to the views, residents enjoy wide neighborhood streets lined with sidewalks, trees, and tidy lawns. House hunters will find a mix of styles like ramblers and split-levels from the 1960s and 1970s in addition to streets with more recent builds, and prices that start in the mid-$400,000s. According to Stott, there are two areas in particular in Provo that are more sought-after and prestigious, and one is Grandview. “The homes appreciate quicker and better than those homes that are not in one of those areas,” he says.

Grandview South’s shopping and dining scene
Commercial development is limited within the neighborhood, but there’s plenty nearby. Riverside Plaza shopping center offers a Macey’s for groceries, Ace Hardware Provo for home improvement supplies, and Target for everything else. A greater day of retail therapy can be spent at University Place Mall, about 2.5 miles away, which offers stores like Dillard’s, H&M, Sephora, and Foot Locker.
Nearby restaurants include fast food like Chick-fil-A and Jersey Mike’s Subs, in addition to more homegrown options, like Sweet’s Hawaiian Grill. This family-owned restaurant is a local favorite, serving up authentic Polynesian food. Provo City School District serves the neighborhood. Students attend schools like Westridge Elementary School, rated B by Niche; Dixon Middle School, rated B-minus; and Provo High School, rated B-plus. Lions Park is one city park located along the neighborhood’s eastern border. Paul Ream Wilderness Park is worth a drive just south of the neighborhood. Here, residents can hop on the Provo River Parkway trail, which winds along the Provo River for 15 miles total and accommodates visitors on foot, bike, or even horseback.

Commuter options in the area
Provo Central Station is within 4 miles from home. Commuters can catch the FrontRunner here, a commuter train that goes as far as Ogden, Utah. It takes around 70 minutes on the train to reach Salt Lake City, about mid-way along the route. Bus stops are also located along the neighborhood’s northern border, N 1460 W St. Interstate 15 access is within 2.5 miles of home.
