Rock Canyon gets its name from the canyon dividing Khyv Peak and Y Mountain, two of Provo’s most prominent peaks. While convenient to several local amenities, Rock Canyon is best known among locals for the views from their properties. “Obviously, you have the mall and Brigham Young University as big attractions, but Provo also has the valley’s best views. You can look east and see the sun shining down on Utah Lake. Then, there are stunning views of all the big mountains in any direction you turn," says Realtor Scott Walters of Best USA Realty, who's lived in the area for over 40 years and regularly publishes YouTube videos about Provo life.

From campus-adjacent condos to multimillion-dollar mansions
Homes in Rock Canyon vary significantly in size, style and price. Most sit on winding roads with modest tree cover, some atop elevated ridges. The average single-family home floor plan is over 3,000 square feet — more than 2,000 greater than the national average. However, homebuyers with smaller budgets can find smaller, less costly units in condominium and townhouse developments. Modest single-level homes often feature popular architectural styles from the mid-to-late 1900s, including ranch-style, split-level, and bi-level designs. More recent builds include New Traditional houses with stucco siding and sharp, black-and-white exterior color schemes. A few sections are known for sprawling estates and custom mansions displaying French country, contemporary and other design styles. These can reach $6 million for 10,000-plus-square-foot homes at the base of Khyv Peak. Meanwhile, two-bedroom condos under 1,000 square feet start at around $300,000.

Hike between the Wasatch Range peaks
Rock Canyon residents enjoy quick access to multiple nature trails winding through the Wasatch Range, including Rock Canyon Trail. This 3-mile path carries hikers on a steady eastward incline, with craggy, snow-capped mountains towering on either side. Provo’s largest park, Rock Canyon Park, sits at the base of Khyv Peak. Some locals live right across the street from this 55-acre expanse. Visitors can spend time on multiple playgrounds, a volleyball court and a nine-hole disc golf course. The park’s vast, green “bowl area” often hosts community events and family reunions during the spring. When winter rolls around, the park becomes a popular sledding spot.

Home of the BYU Cougars
Brigham Young University is just south of Rock Canyon, home to over 30,000 students. This private school has operated under The Church of Jesus Christ of Latter-day Saints since 1875. Students and locals flood the university’s football stadium every fall to cheer on the esteemed BYU Cougars. Younger students attend several local public schools, including Rock Canyon Elementary, with a B-plus from Niche. It operates in the community’s southern section next to the B-minus-rated Centennial Middle School. Timpview High School, locally known as “Timp,” has an A-minus and offers 22 Advanced Placement courses to over 2,400 students.

Locals can run errands at several big-name retailers nearby. Target and Walmart Neighborhood Market operate within 1 mile of the neighborhood, as does Macey’s, a Salt Lake City-area supermarket chain. Provo Towne Centre hosts dozens of shops and restaurants about 3 miles south of Rock Canyon, anchored by JCPenney and a Cinemark movie theater. Popular locally owned businesses include Magleby’s Fresh, one of two locations in a regional mini-chain. This local American restaurant has served customers for 30 years and is famous for its chocolate cake.

An uncomplicated commute to downtown and SLC
Rock Canyon is home to Provo Utah Temple, which has served local church members for over 50 years. University Avenue runs alongside the neighborhood to the west, leading 2 miles south to downtown Provo. A bit farther west, Interstate 15 gives commuters a 44-mile route to Salt Lake City, which can take between 40 and 70 minutes.
