The west side neighborhood of Sunny Heights is close to some of Pueblo’s major recreation options, and its residential section has a tranquil, suburban feel. “Sunny Heights is really two neighborhoods. When you go south of St. Clair Avenue, homes are by a popular builder called Domega Homes,” says John R. Beaupre, realtor at HomeSmart Preferred Realty and five-year Pueblo resident. “If you go north of St Clair Avenue, homes are older, modest and not built by the same builder.” Since the neighborhood is bordered by Highway 45 and 96, amenities like restaurants, retail and attractions are easy to reach.

Sunny Heights is divided by St. Clair Avenue. The master-planned community of Regency Crest encompasses the south area. Every street in this section ends with the word “crest” which is an association to the builder, according to Beaupre. “That area is quieter and more upscale; most homes were built in the last 10 to 20 years,” Beaupre says. “They’re all single-story, modern and efficient.” Since they’re single-story properties, according to Beaupre, they’re popular with senior residents. The community operates its own HOA with a $25 monthly fee. Its uniform ranch homes with two-car garages and stucco roofing give Regency Crest an upscale feel. Homes here sell from $300,000 to $550,000. The neighborhood’s northern section consists of a diverse selection of single-family homes. Trees cast shadows over sidewalks, and some homes have metal fences, dirt driveways and moderately sized front yards. Properties date back to the 1950s and 1970s and lot sizes can span up to a half-acre. Most properties are ranch or bi-level styles, with prices spanning from $115,000 to $350,000.

Two miles from Lake Pueblo State Park
Sunny Heights is one of few neighborhoods less than three miles from Pueblo’s most popular parks. Right in the neighborhood is Orr Park, which includes open fields and a playground. The 157-acre City Park sits west of Pueblo Boulevard. Competitive games often occur at its tennis courts and softball fields. Kids can enjoy themselves in the swimming pool, skateboarding area and playground. City Park is also home to the Pueblo Zoo, where 400 animals live. Golfers can enjoy the 18 holes, pro shop and driving range at Elmwood Golf Course. Lake Pueblo State Park is two miles east, where nearly three million people visit for the 4,600 acres of water. “Sunny Heights does have better access to Lake Pueblo,” Beaupre says. “It’s one of the more visited parks in the state. You got all kinds of boating there, paddle boarding, kayaking, ski boats.”

Mi Ranchito Restaurant is a quaint Mexican restaurant that offering breakfast and weekend all-you-can-eat buffets. Big box retailers like Walmart Supercenter and Ross Dress for Less are 2 miles south on Pueblo Boulevard. Home to Goodnight School
Students can begin their education at Goodnight Elementary School, the city’s only K-8 school, rated a C by Niche. However, students do have to earn their spot in the sixth grade. Parents must be successful in their entry into the school’s lottery. If parents are unsuccessful, students can attend Pueblo Academy of Arts, a C-minus school. High school assignment depends on home address, but students will most likely attend Central High, which earns a C rating.

Bordered by Highway 45 and 96
Sunny Heights is bordered by Highway 45 and Highway 96. Both routes travel around most of Pueblo, while Highway 96 extends to other areas of Southern Colorado, including Wetmore, which is 25 miles west. These routes can eventually pick up Interstate 25, the main interstate around the mountain region. Other local travel options include the Pueblo Transit buses, which offers stops on major streets.
Sunny Heights is bordered by Highway 45 and Highway 96, making traveling easy by car.
