Central Punta Gorda is a waterfront community in Southwest Florida with a walkable dining district and waterfront parks along the Peace River. Interested buyers can choose between single-family homes, apartments and condos, all of which are close to the Punta Gorda Airport and located in a highly rated school district. “It’s still kind of a hidden gem, especially for pricing,” says Realtor Alex LeClair with Coldwell Banker Sunstar Realty. “To be on the water, it’s lower than a lot of things in this area. It’s very good for people who like boating and being on the water, and it’s just starting to develop. It’s kind of the beginning of the expansion.”
Colorful single-family homes, apartments and condos
“For the most part, it’s single-family close to downtown,” LeClair says. “There are some apartments, but there are building restrictions so that you can only build four or five stories. The city will basically shoot down anything that’s more than that.” Single-family homes in Central Punta Gorda are typically ranch-style, bungalows and new traditional, often painted in vibrant, beachy colors like yellows and blues. Most recent sales prices for single-family homes fall between $150,000 and $600,000, while most recent condo sales were between $200,000 and $400,000.
Learning in Charlotte County Public Schools
Students in Central Punta Gorda can attend Charlotte County Public Schools, a district with an A-minus grade from Niche that ranks in the site’s top 20 Florida school districts. They can start at the A-minus-rated Sallie Jones Elementary School, which Niche considers the second best public elementary school in Charlotte County. After that, they can continue to the B-rated Punta Gorda Middle School and the B-plus-rated Charlotte High School. Charlotte High School students can take dual enrollment courses with Charlotte Technical College and Florida Southwestern State College.
Waterfront parks along the Peace River
Central Punta Gorda’s top outdoor attractions are its waterfront parks. “Of course, it’s on the harbor, so it’s a small-town fishing kind of thing – fishing, boating, dolphin watching, stuff like that,” LeClair says. Laishley Park has a splash pad, fishing pier and marina and hosts the annual Punta Gorda Seafood and Music Festival. Just down the road, Gilchrest Park offers additional waterfront amenities, including playgrounds, tennis courts and picnic areas.
A food-oriented downtown
“Currently, the town is very food-oriented,” LeClair says. “There are a lot of restaurants, and it’s very walkable. There’s everything from Southern cuisine to upscale dining to Italian food all right there downtown.” Downtown dining highlights include Laishley Crab House, a waterfront seafood restaurant; Celtic Ray Public House, an Irish tavern; and Dean’s South of the Border, which serves American and Tex-Mex breakfast, lunch and dinner. For groceries, residents can shop at the neighborhood’s Publix.
Car dependency and airport proximity
Central Punta Gorda is a car-dependent neighborhood in Southwest Florida, 9 miles south of Port Charlotte and 24 miles north of Fort Myers. The Punta Gorda Airport is 3 miles east of the neighborhood, and the nearest medical center, HCA Florida Fawcett Hospital, is 6 miles north.
