Charlotte Ranchettes is a secluded community in rural Southern Florida

On the east end of Punta Gorda, Charlotte Ranchettes offers an alternative way of living for those who prefer to live without the regulations of an HOA, or even streets paved by the city. “They do their own thing,” says Realtor Alex LeClair with Coldwell Banker Sunstar Realty. “It’s all their own land. They’re all zoned agriculture, so not only could you do a house, you could do a hobby farm or something like that. It’s very rural with dirt roads, and it’s very, very country — a very good-old-boy, close-knit Southern Florida community.” The neighborhood’s dirt roads characterize its rural nature and collective sentiment that it’s better off without any outside intervention. “They try very hard to keep it that way,” LeClair says. “The county tried to put in roads, and everyone basically protested to keep it the way it is. The roads are all named and plotted by Google, but no one takes care of them but the community. There’s no HOA or anything, and everyone’s kind of 'to themselves.' They’re not going to come yell at you for anything.”

Agricultural zoning allows residents to do what they want with their properties

Buyers in Charlotte Ranchettes can purchase existing homes or plots of land to build their dream estates. Land in the neighborhood is divided into 1.25-acre parcels, so most lots are 1.25 or 2.5 acres. The neighborhood has agricultural zoning, meaning residents can use their properties not only for residential purposes, but also for farming and small businesses. “A friend of mine bought a piece of land and put a manufactured home on it,” LeClair says. “He put in a steel building where he did music video shoots and rented it out as a space where you could go record music videos, and that’s because of the zoning.” Buyers in the neighborhood tend to build bungalows or new traditional homes. Recent sales prices range from $50,000 to $150,000 for 1.5- to 2.5-acre parcels of land and from $285,000 to $365,000 for already built homes. “As far as acreage goes, they’re pretty affordable for being that close to town,” LeClair says. Charlotte Ranchettes has a 1 out of 10 CAP Index Crime Score, below the national average of 4.

Students attend a top 20 Florida school district

Students in Charlotte Ranchettes can attend Charlotte County Public Schools, a district that gets an overall A-minus grade from Niche. They can start at the B-plus-rated East Elementary before continuing to the B-rated Punta Gorda Middle School and the B-plus-rated Charlotte High School. Charlotte High School offers dual enrollment with both Charlotte Technical College and Florida SouthWestern State College.

Waterfront parks along the Peace River

Four miles north, the 30-acre Peace River Botanical & Sculpture Gardens is an outdoor sanctuary along its namesake river. Visitors can admire its sculptures and flowers year-round. Six miles east, South County Regional Park has recreation amenities like a pool, splash pad, disc golf and pickleball, and downtown Punta Gorda has waterfront parks along the Peace River. Laishley Park is a large park on the shore with a splash pad, fishing pier and marina, and Gilchrist Park has playgrounds, tennis courts and picnic areas.

A nearby Winn-Dixie and restaurants along Duncan Road

Residents can shop for groceries 3 miles west at Winn-Dixie, which is in a shopping center that also has a Chinese restaurant, a bagel shop, an ice cream shop and a Subway. The next closest restaurants are along Duncan Road: Piccolo Italian Restaurant is a date night spot with pasta specials; Peace River Seafood serves blue crab, shrimp and oysters on a patio surrounded by palm trees; and Ryan’s Subs and Sports Grill is a laidback bar with American fare and indoor and outdoor seating.

Charlotte Ranchettes is a car-dependent neighborhood roughly 7 miles east of downtown Punta Gorda and 30 miles north of Fort Myers. The neighborhood is only 5 miles from the Punta Gorda Airport, and the nearest medical center, HCA Florida Fawcett Hospital, is around 11 miles northwest in Port Charlotte.
