Putnam Valley offers country living and New York City commutes
Just a few miles east of the mighty Hudson River lies the secluded hamlet of Putnam Valley, rich with vital state parks and affectionately dubbed “The Town of Lakes.” Buyers can browse a market of modest homes built across the 20th century and can shop or travel to retailers in neighboring communities like Jefferson Valley and Peekskill. There are also many places to hike across town, including a trailhead to one of America’s largest pathways, the Appalachian Trail. “It’s a great combination of a country lifestyle with suburban conveniences and ideal commute to New York City,” says Andrea Rudkowski, a Putnam Valley local and managing broker with Closer Real Estate. “People get that country feeling but can drive one minute to Westchester, since we’re the first town bordering that county. I drive easily to Cortlandt and Yorktown for all the shops around there as well.”

Private lakes, state parks and Appalachian Trail access
Putnam Valley Town Park is the community’s central green space, complete with a playground, baseball field, and courts for basketball, tennis and sand volleyball. Oscawana Lake is the town’s largest recreational lake and is popular for swimming, canoeing or motorboating, usually launched from Oscawana Marina. “All of our lakes in the town are private; however there are public lakes in Putnam County,” says Rudkowski. “To have rights to the private lakes you can either belong to a lake district, live on the lake, or live in a property that has deeded lake rights.” Locals can find many vibrant hiking areas to explore, including the Appalachian Trail, accessible at Canopus Hill Road, Canopus Hollow Road, and Dennytown Road. This trail is the world’s longest hiking-only footpath, and stretches over 2,000 miles from Maine to Florida, through the mystical Appalachian Mountains. Further east in Clarence Fahnestock State Park, locals can kayak or fish for bass or perch in one of the park’s four ponds, or use nine miles of trails for hiking, or wintertime cross-country skiing and snowshoeing.

Rural single-family homes built through the 20th century
The median single-family home price in Putnam Valley is $610,000, slightly higher than the median price for Putnam County. Builds here span from the 1920s through the late 1990s. Lower-priced properties tend to be fixer-uppers, modest cottages, and ranch-style homes with two to three bedrooms, while more expensive modern homes can offer more bedrooms, more acreage, and lakefront views. Homes are scattered around several subdivisions, some with more suburban curb appeal, some settled around the town’s many lakes, and some cloaked by dense tree cover.

Neighboring towns have retail and farmers markets
Locals can grab groceries at the ShopRite along U.S Route 6, just south of town. Panchos and Gringos Mexican Restaurant is by Lake Peekskill, and offers margaritas, taquitos and burritos. Jefferson Valley Mall is less than a mile away, featuring 80 retailers, including Macy’s and Aeropostale. "Though there's not as much agriculture as there was ages ago, you can still find community supported agriculture cooperatives like Glynwood Farms where you can subscribe to a farm box," says Rudkowski. "As well as neighbors in the community who raise chickens and sell eggs." Glynwood Farm is to the north in Cold Spring, and offers fresh produce and preserved goods. Rudkowski also recommends Putnam Valley Market for its quality pizza and convenience items.

Putnam Valley schools now offer Universal Pre-K
The town is served by Putnam Valley Central School District, ranked by Niche as the second-best district in Putnam County. Students can attend Putnam Valley Elementary, which receives an A-rating from Niche, while Putnam Valley Middle and Putnam Valley High School both receive A-minus ratings. The district recently began offering a Universal Pre-K Program, using facilities from the YMCA of Central and Northern Westchester, and New York state grant money, making it free for eligible families.

Commuters drive or take the subway into the Big Apple
“Most people, including my husband, drive or take the train into the city,” says Rudkowski. “The train ride is an hour, and the drive is about 45 minutes, depending on which part of the city you’re going to.” A 52-mile drive south on Taconic State Parkway leads to the Big Apple in an hour or less. Commuters can also head to the Peekskill Train Station, eight miles south, and catch a Hudson Line train that leads to Manhattan in an hour.
From the Peekskill Metro North Station, Manhattan is only minutes away.
