Quiet corners of Clearview have easy access to Queens culture and amenities
Considering its location directly south of the Throgs Neck Bridge, some might be surprised to find that Clearview is a calm spot in the bustling streets of Northeast Queens. But all it takes is a short bus ride in any direction to change the pace. Although not exactly the beating heart of Queens, this quaint community offers easy access to the housing styles, parks, cuisines, events and highways that are iconic to New York City's most diverse borough. "Queens is really a great spot, and in Clearview Gardens, you've got your own little gem inside the big city of Queens," says Dave Legaz, broker for the Legaz Team of Keller Williams Realty Landmark. "It's definitely a park-like setting within Queens, which is a really nice thing to find."

Co-Op apartments offer lower buy-in than Tudor-style single-family homes
Aside from rental apartments, housing options in Clearview typically include standalone single-family homes and attached co-op units. Queens is partly known for its colorful assortment of architectural styles, and Clearview's single-family homes offer plenty of variation, including many Cape Cod houses, American Foursquares and Tudor-style homes. Meanwhile, the Clearview Gardens Co-Op Apartments offers less, if any architectural variation, but significantly undercuts the cost of single-family living. "Co-ops have a lower entry in terms of the income required to get a mortgage. In the area, homes often sell for over a million dollars, whereas with Clearview Gardens, you might pay more in the $300,000 to $400,000 range," Legaz says. "We also have a lot of seniors returning because maintenance is all inclusive with their electric." The median price of a single-family home in Clearview is around $993,000, but some begin closer to $850,000 and rarely sell for more than $2 million. The neighborhood's overall median price is much lower, around $375,000, mostly thanks to the lower cost of co-ops. Depending on the number of bedrooms, co-ops typically range from $175,000 to $475,000.

Public golf across from picnic spots and dog parks beneath the Throgs Neck Bridge
While some residents of the Clearview Gardens Co-Op Apartments make use of their private playgrounds, other neighborhood residents head to public parks for outdoor time. Clearview Park Golf Course's 18 holes, putting green and clubhouse are all fully open to the public. Willets Point Playground offers numerous play structures, chess tables and basketball hoops beneath a canopy of London Planes. On the other side of the Cross Island Parkway, Little Bay Meadow sits beneath the Throgs Neck Bridge, offering a popular picnic spot with sweeping views of where the East River meets the Long Island Sound. Little Bay Meadow also contains a dog park, baseball diamond, soccer fields and a free little library.

Bayside High ranks in the state's top ten schools
Neighborhood students begin school at either P.S. 209 Clearview Gardens or P.S. 184 Flushing Manor, both of which have Niche scores of A. Once they reach sixth grade, students age up to either J.H.S 194 William Carr, rated A, or I.S. 25 Adrien Block, rated A-minus. Bayside High School, rated B-plus, is where most students end up by ninth grade. Bayside High sees an average graduation rate of 99%, earning it a spot in the top 10 most standout high schools across the state. City leaders also debuted a new $1 million multi-purpose athletic field at Bayside High School in 2025.

The original location for Utopia Bagels and newer fusion restaurants
Clearview's dining scene conjoins the rich diversity of "the World's Borough," as some locals call it, with several of New York City's acclaimed delicacies. To Steki is a celebrated Greek establishment known for big servings and a casual atmosphere. Inca Paisa offers a new-age fusion of Peruvian and Columbian dishes. Clearview even has its own location for Patsy's Pizzeria, a time-tested frontrunner of New York City's famed pizzerias. And of course, there's always the original location for Utopia Bagels, one of the most popular bagel makers in all of the Five Boroughs. For groceries or a quick bite to eat, some residents head out of the neighborhood to nearby commercial hubs like the Bay Terrace Shopping Center or the Whitestone Shopping Center.

Easy access to commuter highways and express bus routes to Flushing
Those looking to explore the city's most diverse borough have numerous options for getting around. Cyclists can even safely bike to their destination using bike lanes on major roads like Willets Point Boulevard. The neighborhood also abuts two major highways, which is a convenience for some commuters. "It's mostly commuter traffic, which is basically what you're used to when you're in Queens," Legaz says. "But it doesn't affect any of the co-ops. It's actually convenient to be that close to the Crosstown Parkway. And you have express buses that'll take you to Manhattan, or to Downtown Flushing."
Subway and LIRR trips to events in Flushing Meadows-Corona Park
From Downtown Flushing, residents can ride a 7 train or the Long Island Railroad to Grand Central Station and make stops at Flushing Meadows-Corona Park in between. Many Queens residents do so to attend Mets games at Citi Field throughout the season. Others stop at the park for annual events, like the U.S. Open or the Queens Night Market. When looking to stay local, residents can visit the Queens Public Library at Auburndale for family game time and multicultural crafting workshops.
Some noise close to highways next door
Because of their proximity to two major commuter routes, a few homes in Clearview can be a bit noisy. Most residential streets have enough tree coverage and distance from the highway to dampen the noise, and overall the neighborhood is nowhere near as loud as nearby hubs like Downtown Flushing.
