Well-maintained colonials and new construction trends
The northern half of Little Neck, above the Long Island Expressway, has a mix of colonials and new traditional-style houses, along with eye-catching Mediterranean Revival estates. Houses in the southern half are a little boxier and less grandiose, and across these styles, prices range from around $800,000 to over $1.6 million. According to Mangano, new construction on oversized lots is a growing trend. “The small ranches on 50-by-100 lots are really desirable,” she says. “They’ll sell for $800,000, and contractors will level them and start from scratch.” Brick multifamily houses throughout the neighborhood start around $1 million and go up to $1.8 million. On the south side, Deepdale Gardens is a 60-acre co-op complex with nearly 1,400 units across about 100 buildings. Prices for these, as well as units in a pair of mid-rise co-op buildings on the east side, range from $200,000 to $400,000.Schools with top marks
The school district covering Little Neck, District 26, has an overall A grade from Niche. Students in preschool through fifth grade can attend P.S. 94, which has an A grade from Niche and won a National Blue Ribbon award in 2020. For sixth through eighth grades, they can attend J.H.S. 67, which also has an A from Niche. A few playgrounds within Little Neck give parents places to bring their kids, and Udalls Cove at the northern tip is great for birdwatching on Little Neck Bay. A short walk west, 635-acre Alley Pond Park has hiking and biking paths, barbecue areas and the Queens Giant, a 350-year-old tulip tree. The park also has a driving range, and residents can hit the links at the three full-size golf courses south of Little Neck.Strip-mall shopping and diverse dining options
Businesses in Little Neck congregate along Northern Boulevard, the northernmost thoroughfare cutting across the neighborhood. Restaurants represent the melting-pot persona of Queens, with standout Chinese, Japanese and Italian options. The dim sum, bubble tea and hot pot places are especially fun for a night out. Jmart, off the western end, is convenient for groceries, and in the neighborhood’s southeast corner, the Little Neck Plaza has more grocery, home goods and dining options.Nearly 100 years of honoring military service
Since 1927, the Little Neck-Douglaston Memorial Day parade has been bringing neighbors together. “It’s the largest Memorial Day parade in the country,” says Paula Gerber, a longtime resident with over 20 years of real estate experience. “All the politicians march and there are thousands of people lining Northern Boulevard.”Access to expressways and trains to the city
The Long Island Expressway goes across the middle of Little Neck, and residents can take it east into Long Island or west through Queens and into Manhattan. LaGuardia Airport, which is 10 miles west, can be a quick drive when there’s little traffic. For daily commutes, the Long Island Rail Road train from the Little Neck station reaches Penn Station in just over 30 minutes.
