Country living 15 minutes from Las Cruces
Bordered west by the Rio Grande and east by Interstate 25, Radium Springs is known for outdoor adventures and peaceful country living, 18 miles north of Las Cruces. “It’s where you go if you’re looking to be outside of the city and have a bigger lot with an acre or more of land,” says Ron Bruder, an associate broker with Better Homes and Gardens Real Estate Steinborn and Associates who’s sold homes in the area for 17 years. “It’s a rural farmland area with a slower pace of life, and you're really only 15 minutes away from Las Cruces.” While its distance from the city offers seclusion, out-of-towners are drawn here by Leasburg Dam State Park and local hangouts like Blue Moon Bar and Grill. The Rio Grande is a summer hotspot for fishing and boating, and adventurers can explore the Southwestern landscape on the area’s popular hiking trails. Nearby houses of worship include Radium Springs Assembly of God and Hill Baptist Church.
Agricultural properties with mountain views
Local homes sit far apart in the desert landscape, and dirt roads are just as common as paved ones. Most of the 1990s ranch-style homes here have views of the Robledo Mountains and sit on large lots that range from 3 to 13 acres. Agricultural features like mature pecan orchards, horse stables and water rights have a big influence on home prices here, and horse properties typically cost more; prices can range from $350,000 to $530,000. Some 1990s ranch-style homes and 1930s Southwestern-style cottages sit on lots of less than an acre, with layouts of 900 to 1,700 square feet; prices range from $115,000 to $250,000, depending on a home's size. Prices for manufactured homes from the 1990s are often determined by their outbuildings, which can include workshops and recreational vehicle storage; while these don’t often come on the market, their prices tend to range from $225,000 to $230,000. Undeveloped lots between 1 and 10 acres can cost between $65,000 and $110,000.

Tubing on the Rio Grande
The 293-acre Leasburg Dam State Park has over 2 miles of trails along the Rio Grande, and is known for birdwatching and stargazing. The park’s playground is a hit with kids, and its cactus garden blooms each May. Tubing, kayaking and swimming in the Rio Grande are some of locals’ favorite ways to get outside in the summer. Popular nearby hikes include the 2-mile Slot Canyon trail. “It’s kind of like the Mojave Desert, with the red and white rocks,” Bruder says. “You walk through the slot, so it’s cool for pictures.” The Radium Springs Community Center was renovated in 2023, with a new playground and gymnasium.
Live music at the Blue Moon Bar and Grill
The Blue Moon Bar and Grill has been a local staple since 1920 and serves New Mexican-style bar food, including its “Not So Famous” Green Chile Cheeseburger. While it was once known as a biker bar, today it’s a family-friendly restaurant with a dog-friendly patio and live music every weekend. It honors its history with original saloon doors and a bar top burned with local ranchers’ brands. “It’s been a big draw to the area lately,” Bruder says. “You hike and then go eat at the Blue Moon.” At the family-owned Fort Selden Winery, residents can sample local red wines while enjoying views of the vineyard and the Robledo Mountains. While a Family Dollar in the neighborhood is the closest grocery option, many residents make the 16-mile drive into Las Cruces to shop at Albertsons and Walmart.

Football Games at Mayfield High
Local kids can attend Las Cruces Public Schools, which are located around 12 miles southeast of Radium Springs. Students can start at East Picacho Elementary and then attend Picacho Middle; both earn a B-minus from Niche. At the B-rated Mayfield High, students can join 14 sports teams, including cheer, cross country and football; the rivalry between the Mayfield High Trojans and Las Cruces Bulldawgs football teams draws big crowds to their face-off games.
West of Interstate 25
Interstate 25 is in the east and leads 18 miles to Las Cruces and 60 miles to El Paso. North Valley Drive is the main road through the neighborhood and connects to Las Cruces to the south. Without public transportation, bike lanes or sidewalks, residents rely on their cars to get around. Three Crosses Regional Hospital is 15 miles southeast. Las Cruces International Airport, a general aviation airport that has commercial flights to Albuquerque, is 22 miles south, and El Paso International Airport is a 66-mile trip.
Stargazing at Leasburg Dam State Park
Once a month, members of the Astrological Society of Las Cruces set up telescopes in Leasburg Dam State Park, where families can view the Milky Way and planets up close. Stargazers can bring their own food and have a picnic while listening to live music and watching the sky. The park also has monthly birding tours, where birdwatchers can hike around the park with an expert from the Mesilla Valley Audubon Society.
500-year flood plain
Homes between the Rio Grande and North Valley Drive are in the 500-year flood plain and have a higher risk of flooding than other areas of Radium Springs. Levees along the river reduce the risk, but homeowners here may have to pay higher insurance premiums than other residents.
