Midcentury homes and diverse residents define Battery Heights

After World War II, the Battery Heights subdivision was created as a planned African American community during the peak of segregation. Quarter-acre to one-acre lots with unique midcentury homes filled the small area, housing doctors, teachers, contractors and their families. Modern-day Battery Heights has expanded to include more streets around it, and the housing styles and the people who live there are diverse. Some homebuyers are attracted to the neighborhood because of its relaxed atmosphere, despite being less than two miles from the heart of Raleigh. "It's in that next outer ring of neighborhoods from downtown proper," says Jason Queen, founder and broker of Monarch Realty Co., who's been selling in the area since 2009. "It is suburban in feel, but it's tucked away in an urban environment." Parks are nearby, and schools are highly rated, further enhancing the appeal of Battery Heights.

Historic homes and multifamily options span a wide price range

A few busy roads border the neighborhood, but Battery Heights has minimal through streets. The residential area is quiet at its center, and tree-filled backyards give it a suburban look. Cape Cods, bungalows and two-story cottages on gridded streets are the smallest homes in the area, selling for $240,000 to $550,000. "It's a great area for entry-point homeownership near downtown in general," Queen says. The Battery Heights Historic District has ranch-style, split-level and midcentury modern homes, some of which have been passed down through generations from their original owners. "It's an established neighborhood, the subdivision from the 1950s," Queen says. "The lots are a little bit bigger than those the closer you get towards downtown." The midcentury styles, as well as New Traditional and Modern Craftsman homes, range between $590,000 and $960,000. Multifamily homes range between $550,000 and $2.7 million, depending on age and number of units.

Easy downtown access and walkability inside the Beltline

Interstates 440 and 40 are nearby, surrounding Raleigh proper and creating the Beltline, as locals call it. Battery Heights lies within the interstate loop and is less than 2 miles from downtown via New Bern Avenue. "The walkability to downtown is huge," Queen says. "And the commute times from anywhere inside the inner circle are super easy and quick." GoRaleigh Buses stop along a few main routes, including Poole and Rock Quarry roads. A project titled New Bern Bus Rapid Transit is underway to connect downtown Raleigh with the WakeMed Raleigh Campus, located 2 miles away, and other locations outside of the Beltline. "It's a big deal internally for people here in Raleigh," Queen says. Bike lanes on nearby roads lead downtown, and Raleigh-Durham International Airport is about 19 miles away, via Interstate 40.

Local schools are culturally diverse and highly rated by Niche

Living in Raleigh, students can attend top-rated public schools within the Wake County Public School System, rated A overall by Niche. Most Battery Heights children begin their education at Hunter Elementary School, followed by Ligon Middle School, both rated A. Enloe Magnet High School receives the highest score of A-plus and was among the earliest integrated secondary schools in the city. It still garnishes a high level of diversity in its student body. Enloe offers a gifted and talented program, an International Baccalaureate program and competitive athletic teams.

Indoor and outdoor recreation spaces are in Battery Heights

Roberts Park, located at the center of the neighborhood, is where kids climb on the playground, dogs run around the dog park and residents stay active on the sports courts and fields. The Roberts Community Center at the park has an indoor gymnasium, a weight room and organized classes in dance and fitness. About a mile away, John Chavis Memorial Park is an impressive green space with sports fields, an outdoor rubber track and the Historic Allan Herschell Carousel.

Soul food and global flavors are steps from the neighborhood

Battery Heights is primarily residential, but some stores and restaurants are along bordering roads. Diversity is evident in the local cuisine, with nearby eateries serving Italian, Jamaican, Mexican, American and Southern fare. Jack's Seafood & Soul Food is a no-frills, counter-service restaurant in the neighborhood. Residents head west for more extensive shopping and dining. "You're within walking distance of 164 restaurants and bars. And that's just downtown Raleigh," Queen says. "Downtown, for a long time, has been slowly growing outward." Specialty markets and convenience stores are around, and Food Lion is north on Raleigh Boulevard.

Museums, theaters and festivals are minutes away

Living so close to the city, residents have easy access to Raleigh's cultural center. "You've got foreign arts centers, you've got theaters, and you've got access points to everything over there." Museums, concert halls and the Raleigh Convention Center host regular events. Annual events in the city include the North Carolina State Fair, Raleigh Pride and the Beer, Bourbon & BBQ Festival.
