Living around Garner Road, a neighborhood south of downtown Raleigh
Garner Road is a largely residential area just south of Martin Luther King Jr. Boulevard and about 2 miles from downtown Raleigh. Because it's so close to downtown, this area has attracted new developments in recent years, with more to come. It’s close to Interstate 40 and many GoRaleigh bus stops, adding to the neighborhood’s convenience. Garner Road is also appealing because it’s served by highly rated Wake County public schools, and John Chavis Memorial Park is just across the street.

Newer and older living options in the neighborhood
Single-family homes include small cottages, bungalows and ranch-style properties. Some of these houses date as far back as the early 20th century. There is also a handful of larger, contemporary homes built here in the last few years. This reflects a larger trend of new development happening into Southeast Raleigh. “It’s the next outer ring of neighborhoods from downtown after South Park... [development] grows naturally outward from downtown,” says Jason Queen, founder of Monarch Realty Co. in Raleigh.
About three-quarters of the people living here rent their homes. As such, there are several townhouse developments and smaller apartment complexes accommodating renters. For buyers, there’s a mix of options. “If you’re really looking for somewhere to not feel like you’re in a cookie-cutter box, this area speaks to that because there are no existing rules and regulations about what your house has to look like,” says Johnny Chappell, broker and owner of Chappell Residential.

How much it costs to buy a home in the community
Properties in Garner Road typically sell for between $200,000 and $600,000. The neighborhood has a median home sale price in the mid-$500,000s. That’s a bit higher than Raleigh's overall median price, which is in the mid-$400,000s. “It’s great for first-time homebuyers because it’s one of the few places around downtown Raleigh where you can still get in for $400,000 to $500,000,” says Brian Holt, broker and owner with the Logan Group.
New investments are also on the horizon in this part of town. “If you’re thinking long-term, there’s a planned development called Downtown South that’s going to bring a lot of activity to that part of southeast Raleigh,” Holt says. “So not only can you look forward to new businesses, but you’ll also probably get a great return on your investment.”
Easy commutes to downtown Raleigh from Garner Road
From Garner Road, you can drive to downtown Raleigh in about 5 minutes. It’s also easy to hop on Interstate 40 from the neighborhood. This major highway connects around the city. There are GoRaleigh bus stops along major roads in the community as well, including Garner Road, State Street and Martin Luther King Jr. Boulevard. Martin Luther King Jr. Boulevard is another busy throughway: it’s the neighborhood’s northern border and connects east-west across Raleigh.
For public transportation, there are a few GoRaleigh bus stops across the Garner Road neighborhood.
Moore Square is a few miles north of the Garner Road neighborhood and provides a nice green space.

Downtown amenities and more businesses nearby
Garner Road is within a couple miles of downtown Raleigh’s many bars, restaurants, shops and concert venues. There are other amenities in and around the neighborhood as well. Popular choices include:

Garner Road has access to Raleigh’s greenway system and Chavis Park
John Chavis Memorial Park is just across Martin Luther King Jr. Boulevard from the neighborhood. Opened in the 1930s as one of North Carolina’s few parks open to African Americans, this park has long been a community hub. It has a historic carousel, an updated playground and a community center. There are several other greenspaces nearby as well:
Walnut Creek Trail, part of the region’s over-100-mile Capital Area Greenway System

Highly rated Wake County public schools, including Fuller Magnet Elementary School, Carnage Magnet Middle School and Broughton Magnet High School, serve the community. Carnage Middle is right inside the neighborhood. The school offers a Gifted and Talented Program where students can take advanced coursework or electives like dance and Spanish.
