Residential neighborhood just a few miles outside of Downtown Raleigh

Roughly 2 miles southeast of Downtown Raleigh is Garner Road, a small neighborhood comprised of apartment complexes, townhouse developments and newly renovated or newly built single-family homes. Although the area is close to some of the city’s most notable shopping and dining spots, the neighborhood’s blocks are almost entirely residential, save for the local middle school and some tree-lined greenways. “One thing that’s really cool about Raleigh is that it doesn’t feel like a developer came in and bulldozed everything. You’ll find boutique pocket developments coexisting with homes and families who have been there forever,” says Johnny Chappell, broker and owner of Chappell Residential. “You have this mix of old and new that also captures what Raleigh is in a greater sense. It’s this city that still feels like a small town, but it’s growing really fast.”

Old cottages turned into brand-new builds

Much of Garner Road consists of apartment communities, and about three-quarters of neighborhood residents rent their homes. Most single-family homes cluster in the small section of the neighborhood between Bragg Street and Martin Luther King Jr. Boulevard, where sidewalks and trees line the streets. Development has come to Garner Road in waves, making for a patchwork of early-20th-century cottages and new townhouses. “If you’re really looking for somewhere to not feel like you’re in a cookie-cutter box, this area speaks to that because there are no existing rules and regulations about what your house has to look like,” Chappell says.

Older properties are often purchased as teardowns, but some recent constructions have preserved the original styles of the neighborhood in single-story cottages with understated porches. Others take on a more contemporary shape, with asymmetrical rooflines and sleek, black accents. While older homes are typically priced between $200,000 and $260,000, newly built townhouses and attached homes can list from $450,000 to $625,000. “It’s great for first-time homebuyers because it’s one of the few places around Downtown Raleigh where you can still get in for $400,000 to $500,000,” says Brian Holt, broker and owner with the Logan Group. Brand-new detached homes start around the $400,000s and list for up to $800,000.

Dining in Downtown Raleigh and tasty cuisines at Transfer Co. Food Hall

Although Garner Road is primarily residential, it’s roughly 2 miles from Downtown Raleigh’s vibrant dining and shopping scene. Small convenience stores can be found in the surrounding neighborhoods, as well as a handful of eateries. About a mile north is Transfer Co. Food Hall, a former warehouse that’s now home to a variety of vendors, with dining options that span burgers, bagels and burritos. Shopping centers such as Southgate Plaza are also within a couple of miles and offer convenient access to grocery stores such as Food Lion. “If you’re thinking long-term, there’s a planned development called Downtown South that’s going to bring a lot of activity to that part of southeast Raleigh,” Holt says. “So not only can you look forward to new businesses, but you’ll also probably get a great return on your investment.”

Despite its small size, Garner Road is home to a handful of churches and is surrounded by many more in nearby neighborhoods. In the early 20th century when southeast Raleigh was a hub for the city’s African American community, churches were a cornerstone of culture and community. Today, that past is represented in the numerous houses of worship across multiple Christian denominations that still call the area home.

Garner Road is home to A-rated Broughton Magnet High

Garner Road is served by Wake County Schools, with most homes zoned to Fuller Magnet Elementary, which scores an A-minus from Niche. Carnage Magnet Middle is situated squarely in the heart of the neighborhood and earns an A grade. Broughton Magnet High receives an A-minus and has language immersion programs in Spanish and Mandarin as part of its magnet program for global studies. The high school also offers the International Baccalaureate Diploma Programme.

Park access via the Little Rock Trail

Greenway access is abundant in Garner Road, with the Little Rock Trail serving as a tree-lined link between John Chavis Memorial Park to the north and Walnut Creek Wetland Park to the south. The Little Rock Trail also connects to the Walnut Creek Trail, part of the larger Capital Area Greenway system, stretching 100 miles throughout Raleigh. “The pockets of green space are what makes Raleigh a different city center than virtually any other,” says Jess Kleean, the marketing manager for Chappell Residential. “It’s the fact that you can see a townhome community and apartments and then boom, there’s a park right in between.”

A new community center offering classes and open-play sports opened at John Chavis Memorial Park in 2021, but the park has been a centerpiece of the community since it opened in 1937. The park’s significance to Raleigh’s African American community is commemorated at the “Past to Present” outdoor exhibit just beyond the playground. Since its installation in the early 20th century, the park’s historic Allan Herschell Carousel has been a longtime favorite for generations of children who grew up in Garner Road and the surrounding neighborhoods. Likewise, field trips to Walnut Creek Wetland Park are a popular way to get acquainted with the native flora and fauna of Raleigh, with trails and educational installations to explore. About a mile along the Walnut Creek Trail is the Southeast Raleigh YMCA, which offers fitness classes and gym access.

Hop on Interstate 40 or head into Downtown Raleigh

Most residents of Garner Road need a car for everyday travel. The neighborhood is bounded to the north by Martin Luther King Jr. Boulevard, a busy, four-lane thoroughfare with numerous GoRaleigh bus stops along it. More bus stops can be found within the neighborhood along State Street and Garner Road. Interstate 40 entrances are roughly a mile away along Hammond Road, allowing residents to reach Raleigh-Durham International Airport within a 15-mile drive. Downtown Raleigh is about 2 miles north, and the nearest hospital, WakeMed Raleigh Campus, is less than 5 miles away.
