Living in King Charles, a growing neighborhood in East Raleigh

King Charles' quiet, residential streets are lined with older homes and some infill builds, creating a relaxed atmosphere just over 2 miles from downtown Raleigh. First established in the 1950s, this neighborhood is seeing new development as the city grows. Still, home prices here are generally lower than Raleigh as a whole. WakeMed hospital, a large employer in the area, borders the neighborhood along New Bern Avenue. Recreation facilities like Raleigh Country Club and hangout spots like Alamo Drafthouse are also along New Bern Ave, which leads right into downtown.

Homebuying and renting options in King Charles

Older homes in King Charles include ranch-style and split-level homes from the 1950s and '60s. Newer styles include contemporary townhouses and single-family homes with minimalist design elements. About two-thirds of the people living in King Charles are renters, and there are several smaller apartment complexes dotting the area.

King Charles has a residential feel with new developments coming in

King Charles' proximity to downtown Raleigh has spurred new growth, including new developments and infill builds, in this largely residential community. "There's a lot of investment over there," says Jason Queen, founder of Monarch Realty Co in Raleigh . He explains that the area was first built out in the 1950s, but a lot of the city's wealth migrated to West Raleigh when Research Triangle Park opened a few years later. "The infrastructure from that time period is still there. There are huge, beautiful lots, and well-thought-out subdivisions," he says. He expects investment in this part of town to continue.

How much it costs to buy a home in the neighborhood

Houses typically sell for between the lower $300,000s and mid-$800,000s in King Charles. Townhouses sell for between the lower $200,000s and lower $500,000s. Overall, the neighborhood has a median property sale price in the lower $400,000s, which is slightly lower than Raleigh's overall median price. "It's traditionally been a more affordable area of Raleigh that's had a lot of growth over the last 10 years," says Ellen Pitts, a local Realtor with Compass. "As development begins to push out, prices are rising."

Highly rated Wake County schools in the area

Students living in King Charles are zoned for schools in the Wake County Public School System. Highly rated schools in the neighborhood include Powell Magnet Elementary School and Enloe Magnet High School. Enloe High offers small learning communities, including the Academy of Creative Design and Medical Bio-Science Academy. It also offers the International Baccalaureate Diploma Programme.

For higher education, Saint Augustine's University is just west, and larger schools like North Carolina State University are within a few miles.

Easy commutes downtown and around The Triangle

WakeMed hospital, a major employer in the area, borders the neighborhood, and New Bern Avenue takes drivers 2.5 miles west to downtown. If you prefer to take public transportation, New Bern Avenue is also on Raleigh's new Bus Rapid Transit line, offering expedited bus service along key routes. "New Bern is the natural path for downtown growth. ... Things you'd expect downtown, you're starting to see pop up in these urban nodes on New Bern Avenue," Queen says. Nearby, Interstate 440, also known as Raleigh's Inner Beltline, connects around the city.

Local amenities include Raleigh Country Club

Restaurants and businesses line New Bern Avenue around King Charles. "There's all this change and adaptive reuse: old shopping centers turning into new shopping centers, it's denser. There's cool stuff, like Alamo Drafthouse, the movie theater out there now," Queen says. Other amenities in the area include:

  • Raleigh Country Club, which has an 18-hole golf course and a pool with a swim team
  • Lockwood Park, a pocket park with a playground and sandbox
  • Longview Shopping Center, with locally owned spots like Little Blue Bakehouse
  • Crabtree Creek Greenway Trail, which connects with other parks across 18 miles

How King Charles compares to other Raleigh neighborhoods

Like other nearby neighborhoods, such as College Park, King Charles is undergoing new growth and development. King Charles has a mix of new and old home styles, lending it a more eclectic feel than established historic districts like Oakwood. And while it's not far from downtown, King Charles does have a more suburban, residential feel than Raleigh's Capital District.
