Buyers find approachable home prices and green lawns in Rapid Valley

Just five miles east of downtown Rapid City, Rapid Valley is a slower-paced community. Homes in subdivisions have grassy lawns, and real estate prices are below the local average. Unlike the city’s west side, the community looks more like the typical South Dakotan landscape, which has allowed faster growth over time. “It’s more prairie in the east,” says Michael Frybarger, a broker with Ascend Realty. “It’s easier to build there than in the hills in the west.” Almost entirely made up of residential zones and a wide swathe of untouched grassland, Rapid Valley represents a retreat for locals looking for an approachable piece of suburbia.

The neighborhood has new developments and established homes

Though the Rapid Valley neighborhood has existed since the 19th century, it continues to grow as interest in Rapid City increases. “There’s a lot of new developments along the southern edge as the city expands,” says Frybarger. The area has several new developments with manufactured homes and construction smaller than 1,000 square feet, ranging between the mid $100,000s and the low $200,000s. More established subdivisions have midcentury ranch-style and 21st-century traditional homes in the mid $300,000s and low $400,000s. “You can get more affordable homes out there,” says Seth Malott, a broker with Century 21 Clearview Realty. Homes generally have neatly maintained front yards, fenced-in backyards and attached garages.

The Rapid City Elks Golf Course offers a more low-key experience with an 18-hole course in the greenery along Rapid Creek. Surrounded by gently rolling hills, Box Elder’s Denali Park is a popular spot for families using the playground equipment and basketball court.

From Twilight Drive to the Rapid City Airport

Twilight Drive is the Rapid Valley's main street, connecting most subdivisions to the center of the community. Most streets have sidewalks, making the residential area reasonably walkable. Rapid City Regional Airport is about 10 minutes southeast by car.

Important to know

Dry conditions put the prairies surrounding Rapid City at risk of wildfires. After a historic flood in 1972, the city’s government built improvements for the dams on Rapid Creek.
