The town is anchored by the business-dense borough of Flemington, which also serves as the county seat. Its prime location halfway between Philadelphia and Manhattan makes it appealing to East Coast commuters, and smaller cities like Trenton and Newark are also roughly an hour from home. “It’s appealing for the good quality schools and the overall good balance of what you get for your money, as far as the size of the house and lot versus what you’d pay if you were buying northeast of here,” says Mark Jacobson, a Raritan-based Realtor with Corcoran Sawyer Smith.

Prices normally vary by square footage and lot size. “If you're buying homes a half hour northeast of here, you'd find smaller houses on smaller lots,” says Jacobson. A drive through Raritan Township Hunterdon reveals Colonial Revivals and New Traditionals with spacious lawns, while midcentury-built brick townhouses sit along neat rows in cul-de-sacs.

Numerous local restaurants line Main Street in Flemington. The K-8 serving Flemington-Raritan Regional School District serves Raritan Township Hunterdon. Students’ school assignments vary by home address, as they can attend one of four elementary schools, including Cooper Hill Elementary, with a B-plus Niche rating. Reading Fleming Intermediate School gets a B-minus, and J.P. Chase Middle gets a B. Students will then finish their studies at the A-rated Hunterdon Central Regional High School, ranked by Niche as the best public high school in Hunterdon County.

In town, there’s Bernadette Morales Nature Preserve, a 52-acre park with several nature trails through wetlands and forests. Clover Hill Park is east of Flemington and hosts hiking trails. For youth sports and pickup games, Lenape Park has a playground, basketball courts and ball fields.

Halfway between Philadelphia and Manhattan
Commuters can take the Phillipsburg-Newark Expressway 66 miles east to Manhattan, while the bustling Interstate 95 leads to Philadelphia after a 51-mile drive south. “Either direction is a decent commute from here, though it’s a submarket of Manhattan more than it is Philly,” says Jacobson. “But people in the county are usually commuting to the northeast corridor of Jersey or to the Princeton area, which is pricier.” A commute to Trenton is about 26 miles, or roughly 40 minutes, while Princeton is 22 miles east. Newark Liberty International Airport is 48 miles east and offers domestic and international flights.
