But it doesn’t feel very crowded because there’s no downtown.” While Raymond has no town center, residents will find numerous locally owned establishments along U.S. Route 302 and big-box retailers just a quick drive away in North Windham.

Raymond has country estates and large lake cabins along Cape Road

Raymond’s winding rural roads are dotted with four-bedroom ranch styles on half-to-two-acre parcels. Minimal traditional cottages surrounding Panther Pond feature unfenced lots backing up to small boat tie-ups and docks for swimming or landlocked salmon fishing. Country dwellings and homes along Panther Pond can cost between $350,000 and $500,000, a range similar to a Portland home’s average $500,000 selling price. “Cape Road in Raymond’s Neck is referred to as the town’s “Gold Coast” because of its multi-million-dollar estates on Sebago Lake,” says O’Connor. Long, private driveways off this thoroughfare lead to rambling six-bedroom log cabins tucked under a canopy of hardwood trees. With a price range between $3 million and $8 million, these properties typically feature private beaches and expansive moorings.

Sebago Lake memberships, quintessential summer camp fun and Pismire Mountain hiking

A short walk through a forested trail leads to the sandy Sebago Lake shoreline at Tassel Top Park. Sanford residents can buy a $70 season pass for the beach to enjoy lifeguard-protected swimming, ice cream from the snack shack and numerous hiking options. There’s also a public beach and a boat ramp off U.S. Route 302. While Panther Pond has no public entry points, children can enjoy summertime fun at one of the numerous camps. Aside from water activity, Sanford has several other recreational hubs to enjoy, like the 18-hole Slideshow Disc Golf Course on Murray Drive. Raymond Community Forest is along Conesca Road, offering 4 miles of trailway stretching through wild grape vines, white oak trees and the Pismire Bluff. Hikers will also find over 1,000 acres of wetland to explore at Morgan Meadows Wildlife Management Area off Egypt Road.

Locally owned establishments line U.S. Route 302

Raymond doesn’t have a designated downtown area, but a few locally owned eateries and businesses are sprinkled along U.S. Route 302. Residents go to Fishermen’s Catch Restaurant and Seafood Market for an award-winning lobster roll made with garlic bread. A La Mexicana serves cultural classics inside a retro-style diner, while Village Donut Shop & Bakery has been a go-to for freshly made pastries since 2013. Good Life Market is where people can buy 600 different wines, local beef, imported cheeses and many other locally sourced goods. The attached Swift River Café serves coffee made with house-roasted beans. A more comprehensive selection of groceries can be found 5 miles south at the Hannaford, Shaw’s or Walmart Supercenter in North Windham.

Windham Raymond School District

Children here can attend Raymond Elementary, graded a C-minus from Niche, then continue C-plus graded Jordan Small Middle, offering an array of extracurriculars ranging from garden club to math team. Lastly, they may attend A-minus-graded Windham High. Raymond is convenient for drivers and ferry riders

Raymond’s rural roads don’t have sidewalks, but a 22-mile drive east on U.S. Route 302 leads to Portland’s core. A Lake Region Explorer bus stop is at the intersection of U.S. Route 302 and Canal Road, offering rides between Bridgton and Portland Monday through Saturday. Those looking to visit the seasonal town of Frye Island can hop on the Frye Island Ferry, which provides a boat every half-hour at Raymond’s Cape Road terminal.
