Situated in Pennsylvania’s Delaware Valley, Spring Ridge is one of the more modern suburban communities growing on the outskirts of Reading. Looking out west, the sun sets in the distance over farms, woods and new neighborhood developments. In the other direction, the morning sunshine warms asphalt parking lots as commuters arrive at work in the neighborhood’s sprawling office park or the large shopping center right off U.S. Route 222. “There’s a lot of businesses nearby and it’s close to the hospital,” says Jerry Buffa, a Realtor with Coldwell Banker Realty, who's been selling homes in Berks County for over 20 years.

Colonial revivals starting in the $400,000s
Homebuyers can find colonial revival-style homes from the late 1990s and early 2000s in a traditional suburban neighborhood. There are also large, contemporary-style luxury homes outside of the suburbs with bigger yards. “There are a few homes that have more acreage, but most homes have average lots,” says Buffa. Housing costs in Spring Ridge are above average for the Reading area but still lower than the national average. Colonial revivals typically sell for $400,000 to $600,000, while larger homes usually go for $950,000 to $1.2 million. There are also two- to four-bedroom townhouses available that tend to sell for $200,000 to $400,000.

Nearly 10-mile trail at Gring’s Mill Recreational Area
Less than a mile east, Colony Park has a baseball diamond, sand volleyball court, basketball court, tennis courts and a large playground. Past Penn State Berks’ campus, Gring’s Mill Recreational Area is a wooded green space hugging Tulpehocken Creek. The park features a nearly 10-mile out-and-back trail, tennis courts, a sand volleyball court, a playground and freshwater fishing. And 3 miles south, the Wyomissing Park System extends over 2 miles through the borough and offers hiking trails, sports facilities and swimming pools. The large park also has a planetarium and a public museum showcasing art, history and science. For more indoor attractions, The Works at Wyomissing is a large amusement center near Berkshire Mall with an arcade, play areas, go-karts and laser tag.

Highly rated Wilson School District
Students can start at Spring Ridge Elementary, which scores a B-plus from Niche, before going to Wilson West Middle, which gets a B. Wilson High School earns an A-minus for its above-average performance in standardizing testing, student progress and college readiness. Across the neighborhood on the other side of U.S. Route 222 is Penn State Berks, a satellite campus of Pennsylvania State University with over 2,000 students.

Commuting via U.S. Route 222, 422
While essentials like shopping and dining may be within walking distance for some, the area’s scarce public transportation makes Spring Ridge car dependent. “BARTA buses are along the main avenue, but a lot of people here have their own cars,” says Buffa. U.S. Route 222 or sideroads take residents into Reading. U.S. Route 422 is also close by, getting commuters 50 miles east to Philadelphia. Reading Regional Airport is located 2 miles north. Reading Hospital is 2.5 miles south.
Route 222 and 422 interchange is close to Spring Ridge making it easy to commute.
Barta bus follows its routes throughout Spring Ridge nearby the target in Broadcasting Square.

Shopping and dining in Broadcasting Square
Broadcasting Square is a prominent shopping center in the neighborhood. There’s a Target and a Weis Markets for groceries, as well as Petco and Kohl’s. The shopping center also has chain restaurants and popular local spots like Coastal Grille for seafood. More shops, including The Home Depot and Best Buy, restaurants and an AMC Dine-in theater are less than 2 miles east at the Berkshire Mall.
