Nice neighborhoods, well-rated schools and convenience in Reamstown
About halfway between Lancaster and Reading, Reamstown is a small but highly sought-after community in East Cocalico Township of northeastern Lancaster County. “It’s desirable because the neighborhoods are nice, the schools are good and it’s convenient for commuters,” says Wendy Stauffer, Realtor with Kingsway Realty, who has been selling homes in the region for more than 30 years. While surrounded by the farmland of Amish Country, Reamstown is just outside several boroughs, such as Denver, Ephrata and Adamstown, which is known as Antiques Capital USA. Reamstown also has industrial sections with several shops, including major employers like High Concrete Group, one of Pennsylvania’s leading concrete providers, and Four Seasons Produce, which distributes grocery products to retailers all over the Northeast.
1800s homes, midcentury subdivisions and newer HOA developments
Hilly subdivisions are lined with single-family homes, including ranch-style, split-level and Colonial Revival houses from the mid-to-late 20th century. They’re built on quarter to three-acre lots, ranging from $185,000 to $475,000. On the south side of town, homeowners associations feature New Traditional houses from the early 2000s and 2020s with well-manicured lawns ranging from $490,000 to $570,000. Other housing options include mobile homes, which sell for around $85,000 to $190,000, townhouses, which range from $250,000 to $440,000, and various homes from the late 1800s, which rarely hit the market. In recent years, two 1880 duplexes sold for $255,000 and $335,000.
High quality education through Cocalico School District
Students may attend Reamstown Elementary School, which receives a B-plus grade from Niche. Cocalico Middle School and Cocalico High School are also graded a B-plus. In 2025, the Cocalico School District received the District of Distinction Award from the District Administration Leadership Institute for the high school’s student-led American Sign Language program.
Reamstown Memorial Park and a community pool
Reamstown Memorial Park is a privately owned recreational space cared for by the community. “The park is right next to the public pool, it has a skate park, and has become a big part of Reamstown,” Stauffer says. Along with the skate park, it features a wooden castle-like playground, several athletic facilities and a creek kids like to play in. The park also has a stage used for annual events, such as Reamstown Days. The weekend-long event in September offers food, games and live music, and raises money to help maintain the park. Next door, the Reamstown Community Pool is operated by the township, and features a water slide, kiddie pool and snack stand.
Local shops and restaurants and more in surrounding boroughs
Reading Road is primarily residential with a few locally owned shops and restaurants. Kyma Seafood offers a hip seafood dining experience with a bar and bright, colorful lights. Riviera Pizza & Italian Restaurant is another local favorite, well known for its garlic knots. Rural City Beer Company is just down the street in a historic building from the early 1900s, serving bar food and unique craft beverages, like the blueberry cider and carrot cake amber ale. For shopping, Reamstown has a Dollar General. There are also several big box retailers in Ephrata, about 3 miles away, and more than a dozen antique shops in neighboring Adamstown.
Easy highway access to Lancaster, Reading and beyond
Locals have access to State Route 272 and U.S. 222, both of which lead 20 miles to downtown Lancaster. Reading is also just under 20 miles away via U.S. 222. Allentown, Harrisburg and Philadelphia are within 50 to 60 miles and have international airports.
