Bella Vista offers low-priced acreage outside Redding
Bella Vista is a rural community outside Redding, offering multiacre lots and open countryside within 10 miles of downtown. It’s lower priced than nearby rural communities such as Palo Cedro, because it has limited shopping and dining. Less commercial activity means a much more rural setting for homesteaders and horseback riders.

The first thing you’ll notice about Bella Vista is that it doesn’t have the mountain terrain Redding is known for. “The property in Bella Vista is more rolling hills and less rugged than it is to the north or west,” says Realtor Justin Cartwright, a lifelong Shasta County resident and the leader of the JCRE Team with Waterman Real Estate. This makes the area better for spacious properties and ranches. “It’s country living within 15 minutes of the main part of town,” Cartwright says. It’s standard for lots to be over an acre. Small to midsize ranch-style homes on multiacre properties range from the mid $200,000s to high $400,000s. Larger homes on 10-plus acres can be found from the low $500,000s to the low $700,000s. Open lots vary from half-acre spaces for under $50,000 to multiacre properties cleared for building, which can go for a little over $200,000.
Highly-rated local and Shasta County schools
Despite its rural location, Bella Vista offers the same top-quality schools as the rest of Redding. Bella Vista Elementary School is a highly rated independent school serving kindergarten through eighth grade. Foothill High School also gets high marks and is part of the well-regarded Shasta Union High School District. Shasta College offers community college credits nearby.
Outdoor activities and other things to do
Bella Vista offers plenty of open space for horseback riding or off-roading, but it lacks dedicated park space. Sporting enthusiasts can practice at the Redding Gun Club, south of state Route 299, which has multiple skeet and trap shooting stations. Ross Pond is a popular spot for fishing. There’s even more recreation in Redding, less than 10 miles away, such as kayaking on the Sacramento River or biking on the Sacramento River Trail.

Downtown Redding is about 10 miles away, offering plenty of employers and dining options around revamped Market Street. Interstate 5 runs through the heart of Redding, leading about 160 miles south to Sacramento.
