Upscale living in East Redding around nature preserve and sports club
In far east Redding, the Forest Hills neighborhood is a tranquil, residential respite within a 6-mile drive of Downtown Redding. It's known as the home of Clover Creek Preserve, the Clover Creek Village gated community, and a world-class sports and fitness club. "Sun Oaks club, which has been here for more than 60 years, put tennis on the Redding map," says Rob Middleton, Realtor/co-owner with House of Realty, who's been selling in the area since 1976. "So, the neighborhood that grew around it was naturally called Forest Hills because Sun Oaks is on Forest Hills Drive." General Manager of Sun Oaks, Matt Gregg, says, "The women's $25,000 Pro Circuit tournament happens here, and some of our players go on to Wimbledon." Not only do Forest Hills residents value their proximity to this recreation and training resource, Matt explains, "It's also a really peaceful place where homes are high value. And one of the best parts is that it's close to biking trails, waterfalls and paddleboarding spots at national parks like Mount Lassen, Shasta and Whiskeytown."
Sun Oaks for tennis pros, Clover Creek Preserve for nature lovers
In addition to four new pickleball courts added in 2024, the Sun Oaks club in Forest Hills offers 75 group exercise classes, a full-service spa, and nine tennis courts, where players can earn points on their hopeful ascension to Wimbledon. In fact, two girls who won the Girls' Wimbledon in 2024 were champions at Sun Oaks' 2023 tournament. On the west side of Forest Hills, there's a 1.5-mile paved walking loop around a 6.7-acre retention pond at the nearly 130-acre Clover Creek Preserve. "The pond is more just an observational amenity that adds ambiance," adds Gregg, "not for fishing or water sports." The preserve was created in 2006 to prevent runoff during the development of Forest Hills from flooding the Clover Creek neighborhood to the south. Many of the homes in Forest Hills back up to, or are within a short walk of, the preserve.
At the preserve's entrance, The Fly Shop — well known as a leader in Redding fly-fishing tours — built a clubhouse with the Shasta Trinity Fly Fishers in 2018. "The Fly Shop is world-famous for their catalog of gear and fly-fishing trips," says Middleton. The 3,400-square-foot facility hosts fly-tying and fly-fishing events, classes for all ages, and special programs for veterans. "Depending on whether you head to Shasta Lake, Whiskeytown Lake, or the Sac River from here," says Middleton," you can fish for steelhead, bass, trout or salmon." For indoor fun, locals can jump, shoot hoops and practice rock climbing at the 20,000-square-foot Rare Air Trampoline Park, about a mile east of the neighborhood on Old 44 Drive.
Gated and non-gated homes from $480,000 to $850,000
"The homes right next to the gym," says Middleton, "were developed by the former owner of Sun Oaks. And the newest homes are behind the gate in Clover Creek Village." Residents inside the Village gates also share a small green space with a playground. HOA fees for private street and common area maintenance are reasonable, at less than $120 monthly. "The only gated area is Clover Creek Village, and all the others in Forest Hills aren't gated," says Tanya Mewhirter, Redding native and broker with the Shasta Realty Group since 2011. "There's a good mix of older, custom-built large homes on large lots and newer construction to the southern border." Many homes in the 114-lot gated Clover Creek Village also have long-range western views of Mount Bally. Construction began in 2008, and there are still lots available. "It's prestigious to overlook the preserve," adds Mewhirter, "where cul-de-sacs are quiet, and vehicles move slowly."
Homes built in 2003 and 2004 on either side of the preserve range from $480,000 to $500,000. Older homes built in the 1980s along Forest Hills Drive can ask between $630,000 and $720,000. In central Forest Hills, contemporary stucco homes custom-built in the late 1990s are priced from $775,000 to $850,000. Many Forest Hills homes feature high ceilings, backyard pools and attached two- and three-car garages. Streets are wide, well-kept and sidewalked, and many intersections are embellished with paver stones. Creative landscaping blends organic mulch edging with trees that offer seasonal color.
B-grade Enterprise Elementary District public schools
Public schools are within the Enterprise Elementary School District, given a Niche B-minus. Kids start at Alta Mesa Elementary, which gets a Niche C-plus grade. Middle schoolers head to Parsons Junior High, given a B-minus, and advance to Enterprise High, which gets a B-plus. Enterprise High is known for a strong basketball team that made it to their championship playoffs in 2020, 2021 and 2022.
Casual dining on Airport Road, Dude’s Drive Inn and Mount Shasta Mall
Forest Hills is all residential, so casual dining happens along Airport Road at authentic Mexican or barbecue spots or on the neighborhood's northern Hartnell Avenue border. Dude's Drive Inn, a mile west down Hartnell from the north portion of Forest Hills, feels like stepping back in time. Its vintage chrome and candy-red aesthetic includes walk-up and drive-up ordering of hand-made shakes, root beer floats, soft-serve cones, burgers and chili dogs. At Mount Shasta Mall, 5 miles northwest of Highway 44, more than a dozen eateries gather at the food court, surrounded by brand-name stores such as American Eagle, Macy's and Old Navy. The Cinemark 14 Redding at the mall is a favorite for date nights. Several grocery stores are close to home, including Holiday Market on Hartnell and WinCo Foods at Mount Shasta Mall.
Quick freeway and airport access
The community borders Airport Road, which connects with Highway 44. Highway 44 meets Interstate 5 about 3.5 miles west, and the Redding Regional Airport is less than 5 miles south on Airport Road.
Essential to ensure proper insurance
Forest Hills wasn't impacted by the 2018 Carr Fire; however, Middleton advises, "Homebuyers really need to work with their Realtor to find out which insurance companies are still writing policies. It can be just as important to find out your insurance costs as it is to get qualified for your loan."
Four-day rodeo in May, Freedom Festival every Fourth of July
There's always an event happening around Redding, including the Redding Rodeo every May at the Redding Rodeo Grounds about 6 miles west. The four-day funfest, which kicks off with the Asphalt Cowboy Pancake Breakfast on Market Street downtown, includes bull riding, steer wrestling, trick riders, a food fair and a parade. Every Fourth of July, the Redding Civic Auditorium grounds fill with locals looking to marvel at the Freedom Festival fireworks show.
