Accessible East Redding community near the Sacramento River
Near the center of East Redding, Mistletoe sits at the convergence of two main throughways: north-south Interstate 5 and east-west Route 44. And while locals can drive to scenic parkland along the Sacramento River within 2 miles of middle Mistletoe, these two main throughways also connect to recreational day trip options such as Mount Lassen Park and Whiskeytown Lake and to the east and west and Mount Shasta to the north. The origin of the neighborhood’s name isn’t readily available; however, the local library reference desk suggests that Mistletoe may have been chosen in honor of the area’s native oak mistletoe. Redding is proud of its natural areas, and many of Mistletoe’s streets that head west toward the river trail system carry flora and fauna monikers such as Cypress, Oakdale and Pineland. “It’s an older neighborhood in Redding,” says Ron Marin, Realtor with Coldwell Banker who’s been selling in the area since 2010, “so, all of Mistletoe’s homes are of a certain vintage and built close together. It’s a typical subdivisional neighborhood with a well-rated elementary school. And it’s right next to all the eateries and stores in Hilltop and the Mount Shasta Mall.” Just one Mistletoe residence in the far southeast edge occupies a rare 20-acre lot, but the balance of Mistletoe’s homes sit on less-than-half-acre lots along gently-cracked asphalt streets trimmed in gravel or curbing.
Modest midcentury through 1980s homes with established yards
“It’s a seasoned neighborhood,” adds Marin, “so you get tree-lined streets and a fair amount of pride of ownership. But its age also means it’s spotty in that regard. There’s going to be a few shabby properties mixed in. It’s not one of the area’s elite destinations, but you’re close to so many of Northern California’s amenities.” Mistletoe’s neat grid of streets includes subdivisions such as Woodside Meadows, Christensen Park and Mistletoe Manor to the north and Penn Acres and Victoria Estates to the south. Cul-de-sacs are concentrated in the middle of the neighborhood, and lawns are filled with large oaks, pines and palms. Side-yard buffers are often thickly planted. The community’s primarily ranch-style single-family homes were built between the 1940s and 1980s and range from $330,000 to $420,000. Home pricing reflects square footage and recent updates.

Close to Sundial Bridge and Turtle Bay Exploration Park
Mistletoe’s location, just across I-5 from a big bend in the Sacramento River, puts residents only a 2-mile, 10-minute drive from the river’s Sundial Bridge. “Sundial’s been around for nearly 20 years,” says Marin. “It’s this glass bridge over the river that’s part of the paved River Trail loop from the Sundial parking lot all around a beautiful portion of the river. People are always walking their dogs or biking there.” Completed in 2004, the bridge functions as a sundial at one end and connects the north and south sections of Turtle Bay Exploration Park. Locals head to Turtle Bay to interact with indoor and outdoor animal exhibits, attend museum events, explore gardens or have fun on the playgrounds. A variety of membership packages offer discounted year-round access.

Shop and dine in Hilltop, Cypress Pointe and Mount Shasta malls
Mistletoe’s western-edge neighbor is Hilltop, a commercial district of inns, hotels, industrial employers and informal eateries such as Jack-in-the-Box, Domino’s and IHOP. Hilltop Drive leads north to Mount Shasta Mall’s more than 80 specialty stores, services and a food court. For date nights or family dinners out, Mosaic Restaurant by the Sheraton Hotel at Turtle Bay Exploration Park serves a creative menu of wraps, bowls, Wagyu burgers and seafood in an urban farmhouse-chic atmosphere. Just across Churn Creek Road, east of the Hilltop commercial district, at the southwest corner of the residential area, Cypress Pointe Shopping Mall offers a Starbucks and Habit Burger Grill, along with a Safeway, CVS and Lowes for groceries and essentials.

B-grade Mistletoe Elementary, B-plus Enterprise High
Public schools are within the Enterprise Elementary School District, given a Niche B-minus. Students attend Mistletoe Elementary, which earns a B, from kindergarten through eighth grade. Older students head to Enterprise High, which gets a B-plus and offers a standout basketball program.

Easy-driving roadways, close to medical centers and Redding Regional Airport
“One thing great about Mistletoe and really all of Redding is that the roads aren’t congested anywhere,” adds Marin. Residents can drive just a few blocks down Mistletoe Lane or Cypress Avenue to shop and dine. Two major hospitals — Shasta Regional Medical Center in Downtown Redding and Mercy Medical Center near Greenwood — are within less than a 5-mile, 30-minute commute. Most residents drive, but for those needing public transit, Redding Areas Bus Authority stops are available along main roadways, including Hilltop Drive and Cypress Avenue. The Redding Regional Airport is a 7-mile, 13-minute drive south via Route 44 to Airport Road.
