Convenience and charm define the Redwood City neighborhood of Farm Hill. Primarily residential, the welcoming bedroom community is tucked away in the hills above the city but is only 3 miles from downtown. "The views from the hills are stunning. You're looking south into the bay, looking into Stanford, Palo Alto and Menlo Park," says Greg Wilson, a local journalist and founder of the Walking Redwood City blog. "We are midway between San Francisco and San Jose. The commute is relatively easy in either direction, and Silicon Valley is close." Located on the Peninsula, the local name for the San Francisco Peninsula, the expansive neighborhood has a CAP Index Crime Score of 2 out of 10, half the national average of 4. Perhaps this is due to the tight-knit nature of the community. Farm Hill Neighborhood Association works to maintain and improve the area through volunteer work. It holds annual social events, bi-monthly meetings and regular public health screenings for its 5,000-plus residents.

Farm Hill’s residential charm lies in gently winding tree-lined streets and classic Midcentury designs, such as ranch-style and split-level hillside residences. “Farm Hill is a great community. There are a lot of young families, and it’s convenient for commuters. First-time homebuyers can find original or remodeled 1950s houses on sloping lots. There are a lot of split-level or tiered homes because it’s so hilly, but there are some flat lots,” says Bay Area Realtor Kimm Terpening. She and her business partner, Jennifer Alfaro, are a team with Compass with a combined 30 years of experience. “There are some properties with great views, and those sell quickly.” Prices range from $1.25 million to $4 million, with homes on large lots and unobstructed views commanding the highest prices. Houses sell for a median price of $2.25 million after two weeks.

Science, language and technology courses
Students can attend Roy Cloud Elementary School. The Niche A-minus-rated facility has a garden where children learn environmental science and more. B-rated Kennedy Middle School offers language immersion programs for Spanish and Mandarin. A-rated Woodside High School has career technical pathways, including a graphics and technology academy. Canada College is located just below Farm Hill and offers tuition waivers to San Mateo County residents working towards associate's degrees and professional certifications.

Playgrounds, picnics, putts and preserves
Stulsaft Park covers 42 acres with an array of recreational options. There are barbecue grills and picnic tables, a large grassy area, hiking trails and playgrounds. There’s even a splash pad with crayon-shaped water features to cool down in the summer months. Westwood Park might be small, but it offers plenty of fun. It has a playground with climbing areas and slides alongside picnic tables and benches. Neighborhood-adjacent Emerald Hills Golf Course is called the ‘toughest 9-hole course in Northern California’ for good reason. The undulating landscape tests golfers' skills as they drive and putt up- and downhill from bowl-shaped greens. Outdoor enthusiasts will find hiking trails and more at Edgewood Park and Natural Preserve. Bordering Farm Hill’s western edge, the park is known for the prominent ridge running through its center. The extensive trail system was made for hikers, joggers, equestrians and cyclists to enjoy the stunning views of the surrounding grass- and woodlands.

Farm Hill also sits near several medical centers, with the Kaiser Permanente Redwood City Medical Center and Stanford Hospital less than 6 miles away. San Francisco International Airport is 20 miles north, while the San Jose Mineta International Airport is 23 miles southeast.

Community worship centers
Farm Hill has a diverse array of worship centers. The Shinnyo-En USA Buddhist Temple is immediately recognizable from the slender tower that much of the neighborhood can see from their homes. The temple welcomes guests to walk its grounds just off Bret Harte Drive. Congregation Beth Jacob was the first synagogue on the San Francisco Peninsula when it was built in the 1930s. Today, it’s an integral part of the community that offers educational classes and a food pantry. Numerous Protestant and Catholic churches also rest within 2 miles. Perhaps the most well-known is Peninsula Covenant Church, where bi-monthly Farm Hill Neighborhood Association meetings are held. It operates a preschool and the membership-based Peninsula Community Center. Redwood City residents can use the facility's swimming pool, fitness equipment and tennis courts for a small fee.

The economy is booming however this leads to higher home prices and fewer options to live on a lower wage. Lower income places of employment are finding it hard to hire people and more apartment high rises are being introduced.
