Between shopping and schools
Sandwiched between the Reno-Tahoe International Airport and the major shopping centers along Virginia Street, the small residential neighborhood of Smithridge offers homebuyers an advantageous location for competitive prices. Shopping, dining, entertainment and easy commutes are all within easy reach, while the local elementary and middle schools sit right at the heart of this close-knit community. “This area has a mix of condos and apartments and a handful of single-family homes. It’s really close to shopping, and there are a lot of bus lines here, so it’s really handy if you don’t have or use a car,” says Realtor Laura Kirsch of Marmot Properties, who has been working in real estate in the city since 2012. With the average home price in Smithridge hovering around half the citywide average, and with uncommonly proximate access to everyday conveniences, Smithridge offers residents great value for lower prices.
Retail meccas on major roads
One of Smithridge’s most attractive features is its location; Realtor Jessica Hodges of Wedgewood Homes Realty says, “It’s right in the middle of town and right next to the shopping mall.” Smithridge’s location along Virginia Street gives shoppers access to a half-dozen shopping centers of varying sizes, including the local Smithridge Center. A Trader Joe’s and CVS at this center take care of residents’ everyday needs. For dining close to home, Kei Sushi is a popular spot to try some Japanese cuisine, while Semenza’s Pizzeria has been a local go-to for pizza night since the 1980s. Up the road, Meadowood Mall is a regional destination for its department stores, apparel shops and restaurants. Retail giants like Whole Foods, Target and Home Depot line the rest of Virginia Street, ensuring that daily conveniences are never far away.

Condos, apartments and midcentury homes
Smithridge may be a small community, but homebuyers are presented with a diversity of housing options. Hodges says, “It’s mostly condos and townhomes; they’re good starter homes and potential investment properties. Smithridge’s stock varies from midcentury ranch-style homes to cottages, condos and low-rise apartments, with most homes sitting along leafy streets that are full of mature trees and vegetation. Low-flung ranch homes and cottages are the most common home type here, with lot sizes usually ranging from 5,000 to 7,000 square feet. These homes tend to sell for between $300,000 and $500,000, while smaller condos can vary in price from $200,000 to $300,000. Compared to the average Reno house value of $610,000, Smithridge presents remarkably competitive prices for homes close to popular conveniences. Hodges says, “It’s an area that’s turning over, and affordability is a big factor; HOA fees here are low.”

Young learners attend neighborhood schools
Smithridge’s elementary and middle schools, Smithridge STEM Academy and Edward L. Pine Middle School, are located within walking distance for local students. These schools, both of which hold B-minus ratings from Niche, sit just across the street from the Smithridge Center shopping mall and Jamaica Park. Students go on to attend the A-minus-rated Damonte Ranch High School, which, despite only having been founded in 2003, has quickly emerged as an academic and athletic powerhouse, winning several regional and state championships in sports like track, cheer and swimming.

Miguel Ribera Park is a community hub
Within this compact community are several parks that offer a verdant break from residential streetscapes. At the heart of the community is Miguel Ribera Park, which offers grassy lawns for frolicking, a skate park for bringing out one’s inner Tony Hawk and a playground for kids to enjoy, all with the Carson Range as a scenic backdrop. Immediately adjacent to Ribera Park is the Neil Road Recreation Center, where neighbors come together to play indoor pickleball and make use of fitness equipment and public computers. At the southern end of Smithridge, Jamaica Park is all about outdoor sports, featuring three baseball fields as well as two tennis courts and a playground.
