Likely home to more ducks, herons and geese than people, locals say residing in Duck Creek feels more like living on a nature preserve than in a neighborhood. “It’s peaceful here. When you step outside, you hear all the birds,” says resident Shae Addington, a listing specialist with Keller Williams Urban Dallas. “The wildlife is amazing. It’s one square mile of heaven.” Located just north of Dallas, the Richardson neighborhood boasts a verdant surrounding and proximity to Downtown amenities while maintaining a rural-suburban feel.

Ranch styles offer a rustic suburban setting
The wealth of ranch homes peppered within the neighborhood offer at least 2,000 square feet of living space. “Homes have more traditional styles, and there aren’t many two-story houses,” says Realtor Kim Cunningham of Ebby Halliday, adding that most of the neighborhood’s ranch homes were built in the 70s and 80s. Framed by mature oaks and elms that are common to the area, residences typically rest on quarter-acre lots, providing ample space without being too far from neighbors. “It’s a close-knit community. Everyone knows everyone,” Addington says. Prices for real estate start at $200,000 for a smaller starter ranch and reach up to $550,000, depending on size and amenities like pools. “I would say at least half of the homes have pools, and a quarter have been updated. They’re the ones that get the higher prices,” Addington adds. “When homes are priced correctly, they sell quickly.” According to the CAP Index, the neighborhood has a crime score of 4 out of a possible 10, which is comparable to the U.S. national average.

Highly rated education and STEM academics
Students here attend schools within the Richardson Independent School District, ranked the fifth-best school district in Dallas County. Kids are split between B-plus-rated Dartmouth Elementary School and A-minus-rated Yale Elementary. Dartmouth Elementary and Apollo Junior High School are both centrally located within the neighborhood, allowing kids to walk to class. As a STEM-focused school, Apollo Junior High provides education through project-based learning and differentiated instruction. Students advance to Berkner High School, which also has a highly-rated STEM Academy magnet program. Apollo and Berkner both earn a B-plus overall score from Niche.

Duck Creek’s namesake park and trails
At the neighborhood’s namesake, Duck Creek Linear Park, residents may take a stroll along the creekside to feed ducks or relax on a bench with a book from the park’s free little library. Duck Creek Trail runs through the park and leads to the 54-acre Huffhines Park, which offers a traditional playground with a rock-climbing wall, 10 tennis courts, and two lakes. An on-site recreation center features a sauna and fitness center. Addington says the paved trails are busy daily with folks biking, skateboarding, and rollerblading. “You have the proximity to the city while still feeling like you're living in nature. It’s so different from all the other suburbs,” she says.

Convenient stores and restaurants south of Duck Creek
From Aldi grocery store to CVS pharmacy, residents have access to nationally known chains as well as locally owned shopping and dining options at the crossroads of South Plano Road and East Belt Line Road. Locals stop into New York Pizza & Pints for king-sized slices of thin-crust pizzas and local draft beers or head to Tex-Mex favorite Dos Charros, a family-owned establishment that has been a Duck Creek mainstay for more than 25 years. A wider variety of restaurants, plus coffee shops and breweries, can be found less than 5 miles away. “Duck Creek isn’t far from the west side of 75, which has an urban vibe with lots of restaurants,” Realtor Cunningham says.

Richardson’s calendar of events
Locals head to the heart of Richardson for community happenings, from regular weekend performances to annual events. The city hosts seasonal festivities such as a Christmas parade and Family 4th Celebration. “Duck Creek’s location is a draw for residents,” Cunningham says. “Proximity to three major highways allows residents to be close but not too close to the city.” The neighborhood is minutes away from U.S. Route 75, the 635 Freeway and State Highway 190.
