Richardson Heights offers community near Dallas

Richardson Heights is more than a convenient location for people commuting to Dallas; it is about 15 miles away. “It’s got kind of a quaint, urban feel with lots of parks and good restaurants,” says Realtor Caryn Kelley, co-leader of the Cunningham/Kelley Team at Ebby Halliday, REALTORS, Inc. She and her counterpart, Kim Cunningham, have lived and worked in the area for over a decade. This Richardson neighborhood is home to Cottonwood Park, which hosts some of the city’s largest events and has enough restaurants to meet anyone’s tastes. However, what makes the community stand out is the people who live there. “They’ve got a really great community feel,” Cunningham says. “They’re very friendly and helpful.” With a full calendar of events, including movie nights in Durham Park and an annual Easter Egg Hunt, the Richardson Heights Neighborhood Association is always creating ways to bring residents together.

Mid-twentieth-century ranch styles

Many residents sit outside their homes, chatting with passing neighbors as they walk down the sidewalks. Large oak trees sit on neatly trimmed lawns, and short and wide driveways lead to two-car garages, although some cars park on the streets. Richardson Heights is almost exclusively filled with mid-20th-century ranch styles, often featuring brick exteriors and gable roofs. Newer construction breaks the norm, with new traditional houses boasting Cape or Craftsman influences. Three-bedrooms can cost between $400,000 and $550,000, while four- and five-bedrooms tend to range from $550,000 to $675,000.

International cuisine in Richardson

Richardson Heights residents enjoy a wide selection of restaurants. “The way I like to think about it is, we don’t have mountains that are close by, we don’t have oceans that are close by, so we make our own entertainment,” says Paula Vieregge, administrative secretary of Richardson Parks and Recreation who has lived in the city for over 20 years. “A lot of that revolves around the different foods we have from all around the world.” Usmania Fine Dining serves Pakistani dishes, while Noodle Wave specializes in Thai. Kelley recommends Tongue in Cheek to anyone with a sweet tooth. She says it is a “fantastic ice cream place” because of its unique flavors, which include Bourbon Bean and Banana Cream Pie. There are also several international shops in and around the neighborhood, including the Fiesta Mart, which has an extensive selection of Latin foods, and the Desi Brothers Farmers Market. That said, most grocery shopping is done at Kroger. The Richardson Heights Village has several major retailers, including T.J. Maxx and a Sketchers Outlet Store. Target, Walmart and Lowe’s are all about 3 miles away.

Wildflower! Arts and Music Festival and other Cottonwood events

Cottonwood Park is one of the city’s main event venues, hosting the annual Wildflower! Arts and Music Festival every May. A jam-packed lineup lasts the whole weekend, with shows happening on six stages. “They bring people in from all over to perform,” Vieregge says, mentioning one memorable performance where dancers were suspended by bungee cords. Another popular event is the biannual Cottonwood Arts Festival, a biannual celebration of fine arts held every May and October. For more of a focus on arts and crafts, residents attend the Huffhines Harvest Fest. The best part of the weekend is Pawtoberfest. “It’s adorable,” Vieregge says. “A lot of the dogs and owners dress up.” The Richardson Heights Neighborhood Association also has a full calendar, with the highlight being the Spring Garden Tour.

A-rated high school offers magnet programs

The neighborhood is part of the highly rated Richardson Independent School District, which earns an A from Niche. Dover Elementary School teaches kindergarten through sixth grade and receives a B-minus, while Richardson West Junior High School offers seventh and eighth grade and scores an A-minus. The A-rated Richardson High School has a variety of Career and Technical Education Magnet Programs, ranging from Law and Public Services to Arts, Audio Video Technology, and Communications. All the magnets require an application.

Heights Park features aquatic and recreation center

While residents head to Cottonwood Park for events, they visit Heights Park when they are looking for a fun afternoon. The park features an updated playground and lighted baseball fields but is best known for its aquatic and recreation center. With a lazy river, water slide and whirlpool, the aquatic center is more than just a pool. It is open from June to August and hosts several summer camps and swim lessons. The recreation center has a full gym, sauna and table tennis room.

U.S. Route 75 leads to Dallas

Part of Richardson Heights' appeal comes from how easy it is for residents to get to downtown Dallas, about 15 miles away; all they have to do is hop onto U.S. Route 75. The Dallas Area Rapid Transit has several routes through Richardson Heights, with major stops including the Dallas Fort Worth International Airport, about 22 miles away. The nearest emergency room is at the Richardson Methodist Medical Hospital, about a 3-mile drive.
