Richboro is one of five unincorporated communities within Northampton Township and boasts a rich agricultural heritage dating back to the 1700s. The community officially emerged in the late 1800s, when retired farmers established their forever homes here. Today, it's recognized for its top-rated school district and wide range of housing options meeting everyone from first-time to luxury buyers. Richboro offers a relaxed pace of life, less than 30 miles from Philadelphia. "You're not too far from major highways to get you where you want to go," says Realtor Christine Mantwill of Re/Max Properties, who specializes in the region. "There is a lot of farmland in Richboro and the surrounding areas. When you're driving around, you don't feel close to everything, and yet you are."

Everything from modest to luxury homes and a wide price range
Lot sizes range from less than half an acre to multiple acres in Richboro, which is unsurprising, given its agricultural roots and neighborhood variety. "You have a bunch of little pockets of communities; older communities with cute little ranch-style homes, and then you have your big multi-million-dollar houses," Mantwill says. High-end communities feature more custom builds and frequently have in-ground pools surrounded by meticulously landscaped yards. Prices range from $350,000 to $760,000 based on age, condition, lot size and quality — with farmland views and corner lots being desirable. Large, luxury properties fetch between $820,000 and $1.5 million.

Richboro is served by the Council Rock School District, ranked the third best public school district in Bucks County by Niche. The district encompasses 10 elementary schools, two middle schools and two high schools. All campuses maintain strong reputations, earning B-plus to A-ratings on Niche. The majority score between A and A-minus, and the district as a whole gets an A-rating.

Richboro offers access to Tyler State Park. Once farmland, the park's hiking and biking trails trace old farm roads, and historic stone houses are scattered across the property. Several historic farm buildings have been repurposed as vibrant community spaces, including stables that are now an arts center. Visitors fish and paddle along Neshaminy Creek, spend time at the playground and ice skate at the outdoor rink during the winter. With Northampton Township Municipal Park and the Northampton Recreation Center in Richboro, athletes have plenty of indoor and outdoor facilities. Golfers can pay to play at Northampton Valley Country Club or opt for membership at the private Spring Mill Country Club. Big Meadow Park is a favorite spot to play ball. Playwicki Farm and its accompanying park provide additional trails and recreational opportunities. Just beyond Richboro, Warminster Community Park is known for its immersive playground featuring innovative play structures.

Craft beers and pizza in town, riverside dining in New Hope
Local dining caters to diverse tastes and cravings, from locally owned dessert and coffee shops to standard fast food and international cuisine. Options are primarily clustered in the heart of town and along Buck Road, which passes through its southeastern side. Local favorites include 59 Almshouse, a casual bar and grill with an extensive menu, and Giuseppe's Pizza & Family Restaurant. Richboro has a Giant and an Acme Markets for groceries, while surrounding farms, including Tanner Brothers Dairy, sell homegrown products. The community's retail options include CVS, Walgreens, a home and garden center, a bridal shop and a dancewear store. Surrounding communities offer more variety. Less than 10 miles away, Bensalem has chains such as Target, Walmart and Home Depot. For a change of pace, New Hope is around 12 miles away with a walkable downtown featuring specialty stores and riverside restaurants.

Learning and strolling at Churchville Nature Center
Churchville Nature Center is an important community touchpoint that celebrated its 60th year in 2025. "If you interview 10 families you'll hear 10 different reasons people come here," Tanya Oznowich, the educational outreach specialist, says. The 65-acre preserve offers a variety of educational programming, including at Lenape Village, where children learn the traditional ways of the region's indigenous people. "It's an outdoor history program and a popular field trip destination," Oznowich says. The preserve also hosts a butterfly house and is adjacent to a reservoir for scenic, waterside strolls.

Pennsylvania Route 332 runs through Richboro while Interstate 276 is within 8 miles. The closest SEPTA Regional Rail station is less than 8 miles away in Warminster, providing a direct line into Philly.
