A growing town south of Jackson

While Richland may seem like a small town, the area is rapidly growing due to its proximity to four major highways and being just south of Jackson and has a lot to love. “They’re building that area up, but it still has its charm,” says Kim Boudreaux, a Realtor with Dream Home Properties, who has six years of experience in the area. “The community puts on parades and has plenty of events for children to give it a small-town feel.” The town has many strip malls and shopping centers to provide convenience, while houses with large yards and local eateries that locals love give a rural sense to the area. “I’m really impressed in the way that Richland has grown over the years,” says Grace Pilgrim, a Realtor with KEYSource Real Estate. “You’ll even see people trickling in from other cities just to get a little piece of Richland.”

The suburbs of the Magnolia state

Most of the homes in Richland are brick, ranch-style homes in the $180,000 to $430,000 price range, but there are some larger farmhouse builds scattered in the area. Houses sit off the main roads in quiet neighborhood pockets. The traffic in these areas is minimal, and private driveways eliminate the need for on-street parking. Most of the roads are winding and end in secluded cul-de-sacs. Many of the homes were built in the late 90s into the early 2000’s and have maintained their exterior and interior charm over the years. “What I like as a realtor is that Rankin County has a utility inspection, but the city has their own utility inspection. So, it feels like the city takes care of its own people to the point that they don’t have to lean on the county,” Pilgrim adds.

The outdoor and indoor parks of Richland

Traversing the massive play structure at Richland Westside Park can take hours at a time, making it a popular spot for parents to take their kids to stretch their legs on the weekends. Little League baseball games at the park bring in crowds of parents throughout the week. For the rainy season, residents can head inside the Richland Parks and Recreation Center for basketball courts and access to a fitness studio.

Southern cooking and local favorites along Route 49

Many of Richland’s amenities are right off Route 49. Tom’s Fried Pies has a relaxed atmosphere with old memorabilia on the walls, serving up everything from savory meat pies to sweet fruit-filled dessert pastries. Locals get their soul food fix from Mama’s Kitchen, while Sushi Village 190 offers fresh rolls in the heart of Richland. A quick drive to Walmart or Kroger will take care of any daily essentials or grocery necessities.

Highways to Jackson and beyond

“There’s no real public transportation here, but the proximity to the major highways is a big draw to the area,” Boudreaux says. Richland sits on Route 49 but is just a few miles from Interstate 20. Interstate 55 and Interstate 220 are also nearby, making it easy to travel to neighboring areas.

Rankin County passes the test

Kids in the neighborhood head to the Rankin County School District, beginning at Richland Elementary School. “Being in Rankin County is big because you get the schools, but it’s also not as expensive as some other districts,” Boudreaux says. “My kids graduated from Richland schools, and it was a good experience.” Richland Elementary is a Pre-K to 2nd grade school with an A-minus rating on Niche. The next stop is Richland Upper Elementary, which also received an A-minus rating and is the 16th most diverse school in all of Mississippi according to Niche. Finally, Richland High School, which has a B rating on Niche and is the 8th most diverse high school in the state. “Football is really big in the community, well all sports, really. But they tend to own Friday nights. That’s where you’ll find most of the town people, supporting the teams,” Pilgrim adds. The Richland Library & Literacy Center features children’s events like story time and test prep classes for older students.
