The neighborhood’s well-maintained streetscapes feature primarily spacious multi-level custom homes built in the late 1980s. These homes primarily display contemporary designs, often with Mediterranean accents. Private driveways, quaint front yards and ample garage spaces populate this subdivision-style development, comprising Carriage Hills North, Carriage Hills South and Castro Heights. Each subdivision community in Carriage Hills has its own homeowners’ association, and monthly fees range from the low $100s to the high $300s. Custom landscaping is also common, and the homes have spacious backyards. Three-car garages are an important feature, given that the neighborhood is almost entirely residential and driving is required to access shops, eateries and other everyday needs. Most homes have four bedrooms, although there is a cluster of three-bedroom options, and the houses average more than 2,200 square feet of interior space. Carriage Hills is surrounded by the expansive Sobrante Ridge, a northern California topographical feature that is home to a regional preserve. It features 2-plus miles of trails that lead to scenic ridgetop vistas. Kennedy Grove Regional Recreation Area, located less than 2 miles south of the neighborhood, offers similar outdoor amenities with even more nature trails. The San Pablo Reservoir Recreation Area is next to this, with boating, fishing, kayaking and picnicking opportunities.Shopping and dining in neighboring communities
Local restaurants and shops are found further outside of the neighborhood. For those living on the south side of Carriage Hills, San Pablo Dam Boulevard provides access to a Raley’s grocery store about 5 miles away in San Pablo. For those on the north side, the Pinole Valley Shopping Center is roughly the same distance away. It can be accessed via Pinole Valley Road and features a Trader Joe’s, Sprouts Farmers Market and several coffee shops, including Peet’s Coffee. It also has many fast-casual chain eateries, like MOD Pizza and Five Guys. Across the road from this are a few local dining spots, including the highly rated Thai Spice restaurant. The Pinole Vista Shopping Center is about 6 miles north and features a few more local eateries, including Noah’s NY Bagels and Pho Craze for Vietnamese food.Nearby Interstate 80 access
Interstate 80 is about 7 miles west of Carriage Hills and leads directly to Berkeley and Oakland. This main highway provides quick access to I-580, which crosses the northern portion of San Francisco Bay. From there, it leads across the bay into San Francisco. The Richmond BART Station is about 9 miles west for light rail travel, while the San Francisco Bay Oakland International Airport is 25 miles south for domestic and international flights.Community gatherings and festivals in downtown Richmond
Residents can enjoy many smaller and large-scale community events in downtown Richmond, about 9 miles west. One of the most highly attended events is the city’s Holiday Arts Festival, which takes place in December and features various artisan vendors, live music and local food. Other annual downtown events include a summer concert series, a fall festival and a community Easter egg hunt.
