Sandwiched between the San Francisco Bay and the hills of the Wildcat Canyon is the small suburb of East Richmond. This East Bay neighborhood, characterized by its flat, winding roads and far-off mountain views, is relatively affordable and within commuting distance from San Francisco and El Cerrito. “It’s less expensive than El Cerrito and more expensive than North & East Richmond,” says Geri Stern, a Realtor at Compass. “You get more for your money,” Stern says; she’s been selling homes in the Richmond area for over 35 years.
East Richmond is filled with diverse architecture. Along streets lined with leafy and fruit-bearing trees are mostly post-war Spanish Mission-style homes with stucco facades, Cape Cods with gabled dormer windows and contemporary homes with angled roof lines. Homes here don’t stay on the market long due to their relative affordability in the Bay Area. Smaller two- to three-bedroom homes can start at $500,000, while larger four- to five-bedroom homes can go for more than $1.6 million. Yard space is limited here, but most houses have front yards large enough for a few rows of native hummingbird sage.
Neighborhood kids can attend schools in the West Contra Costa Unified School District. They can begin their education at Mira Vista Elementary School, which received a C-plus rating on Niche. Students can then attend Fred T. Korematsu Middle School, rated a B-minus on Niche. Kids can finish their schooling at El Cerrito Senior High School, which received a B-plus rating on Niche. At El Cerrito High, students interested in video game design can enroll in the Information Technology Academy, where they will learn the ins and outs of software development and game art design. For parents looking for a religious private school option, St. David of Wales Catholic School serves pre-K through eighth-grade students.
While East Richmond is in an arid climate, there are still several green spaces. At Mira Vista Park, residents can access the nearly two acres of lawn space and a footpath surrounded by stone retaining walls. Less than half a mile away is Tiller Park, where residents can enjoy a sandy playground area, lawn space, three tennis courts and a baseball field. East Richmond is also less than 5 miles from the San Francisco Bay. While the bay is not known as a swimming destination, residents often roll out blankets and picnic on its small sandy beaches.
Running errands in East Richmond is a breeze since most stores and restaurants are clustered along California State Route 123. For weekly groceries, residents can walk or drive to the Grocery Outlet. Before heading home, they can pick up lunch from a diverse selection of restaurants. Swing by the Dumpling House for a steaming plate of beef and cabbage stir fry, or pop into the Richmond Pizza House for a fresh slice of Margherita pizza.
U.S. Interstate Highway 80 runs through the neighborhood, making it a viable option for residents commuting to San Francisco, just 17 miles away. El Cerrito is also just a 2-mile drive south on Route 123. The Bay Area Rapid Transit system serves East Richmond, making public transit easily accessible. To leave the country, head south on I-80 to the San Francisco International Airport.
