A small Richmond neighborhood bordered by a big park
Eastshore is a small residential pocket that sits at the edge of an urban park named in honor of an activist, reverend and former Richmond mayor. The neighborhood is in the city’s southeast, less than a mile from El Cerrito and about 5 miles from Berkeley. “It’s as close as you can get to El Cerrito without paying El Cerrito prices. But it’s still convenient to Berkeley and San Francisco. I think that’s a big part of the draw,” says Realtor Liliana Ledesma of Nu Level Realty, a longtime Richmond resident.

Booker T. Anderson Jr. Park and community center
Booker T. Anderson Jr. Park is just a few blocks away from Eastshore’s residential streets. The park’s namesake was a local reverend and civil rights activist who worked closely with Martin Luther King Jr. in the 1960s before being elected Richmond mayor in 1969. The park has pickleball and tennis courts, a baseball field, a basketball court and plenty of green space. It’s also home to the Booker T. Anderson Jr. Community Center, which offers a variety of youth programming, recreational sports leagues and an indoor gym. State Court Park, John F. Kennedy Park and the Richmond Swim Center are all within one mile of the neighborhood.

Early 20th century homes on an urban street grid
Eastshore’s streets are either wide main roadways or tight side streets that feature the occasional palm tree and are lined with sidewalks that allow residents to commute through the city via foot or bike. Most of its homes were built in the early 20th century and its architectural styles are eclectic, with a mix of ranch-style homes, Craftsman homes and stucco cottages on 5,000-square-foot lots. Fenced-in front and back yards provide plenty of privacy, and space for landscaping and gardening. Homes rarely go on the market in Eastshore, but two homes sold in 2024 for $492,000 and $500,000.

Neighborhood conveniences, San Pablo Avenue shopping
There are two convenient stores in the neighborhood, Bayview Mart and Stop and Shop Market, where residents can stop for snacks and other essentials. It’s less than a mile from San Pablo Avenue, a busy commercial strip with a bevy of grocery and big box stores, including Home Depot, Safeway, Target and Grocery Outlet. There are plenty of dining options as well, with everything from Asian cuisine to South and Central American flavors. Upscale dining, boutique shopping and local grocers can be found about 5 miles south in Berkeley.

Public schools close to home
Young students attend Stege Elementary School, which earns a C-minus rating from Niche. Middle and high schoolers attend schools in neighboring El Cerrito, including B-minus-rated Korematsu Middle and A-minus-rated El Cerrito Senior High. The high school is a top-ranked Bay Area public school, according to Niche, and offers career pathway programs in areas such as media and information technology.
Stege Elementary School is on the edge of the Richmond Annex neighborhood and is a great option for families.
Fred T. Korematsu Middle School offers excellent education programs in El Cerrito.

Getting around the East Bay
Interstate 580 skirts the southwest edge of Eastshore, offering an easy way to get from Richmond to Oakland, San Francisco and Marin County. The El Cerrito del Norte BART station is located east of the neighborhood, for those traveling by commuter rail. Bus stops are situated along Potrero Avenue for local travel. A railroad line runs alongside the western edge of the neighborhood, and train noise is a reality for some residents of this area.

High overall crime and car theft scores
Eastshore gets a CAP Index crime score of 6 out of 10, putting it slightly above the national average. Motor vehicle theft is one of the most frequent offenses in the area. Richmond has made strides in recent years addressing longstanding high crime rates. The city launched new initiatives like an Office of Neighborhood Safety and a Community Police Review Commission that have been credited with helping the city slash its once-high homicide rate by more than 50%. “The city has really changed,” says Realtor Michelle Dupree of Fisher Realtors, who has been working in real estate in Richmond since 2005.
