An urban community surrounding central parks and schools
Parks and schools take center stage in Park Plaza where residents can walk to John F. Kennedy Park, the Richmond Greenway, an elementary school and a high school. Located in south Richmond, it's known as a more affordable option compared to neighboring El Cerrito and Albany. “It’s small, urban and has older homes. We get people moving here who want a backyard and two bedrooms at a relatively affordable price. It's a great place to find a starter home," says Realtor Ladonna Azagra of Compass Realty, a longtime East Bay resident.
Another perk: it's very close to on-ramps for Interstates 80 and 580, making it well-placed for commuters. “You’ve got the interstates next door to you. There’s a BART station close by and there are bus stops along Cutting Boulevard. It’s a good spot to commute from,” says Realtor Jeremy Lebeau, President of Aloha Bay Realty, whose office is in nearby Albany.
Greenbelts, parks and recreation within walking distance
Children and their parents have easy access to John F. Kennedy Park, a 9-acre neighborhood green space with basketball courts, a ballfield and open play spaces. The park was recently renovated with the help of residents who wanted to transform it into a safe space for community youth as well as a place for active adults. The park now features outdoor gym machines, a fitness trail and an all-access playground. Kennedy Park also hosts the annual Day at the Park Gospel Outreach event, where food, music and children’s activities accompany messages from local pastors and community leaders. The Miraflores Sustainable Greenbelt on the east side of the neighborhood is known for its community garden. The Richmond Greenway Trail skirts the northern side of the community.

Public schools a few blocks from the front steps
Young students can attend Martin Luther King Jr. Elementary, conveniently located in the neighborhood, and Lovonya DeJean Middle School. Both schools earn C-minus grades from Niche, and high marks for diversity. Older students can attend C-rated Kennedy High School, which offers career and technical education academies in information technology, healthcare, welding and construction. The high school is located just outside the neighborhood on Cutting Boulevard.

The neighborhood’s gridded streets are lined with homes built in the 1940s and 1950s, although ranch homes built in the 1960s also make their presence felt. Standard features include quaint front yards, private driveways and garage space. Architecturally significant homes such as restored Craftsman bungalows from the early 20th century stand out for their charm and add curb appeal. Prices typically range between $500,000 and $700,000. Getting around the East Bay by rail, car or bus
Interstate-80 runs along the neighborhood’s east side, offering a direct route to Oakland and Berkeley, while Interstate-580 can be accessed to the south and taken across the northern portion of the bay into San Rafael. Macdonald Avenue and Cutting Boulevard, which form the neighborhood’s south side, are lined with bus stops. The El Cerrito del Norte BART station is located just east of the neighborhood, and the Richmond BART Station is less than 2 miles west.
Higher-than-average crime scores
Crime is a reality in Park Plaza. The neighborhood gets a 6-out-of-10 crime score from CAP Index, higher than the national school of 4, with motor vehicle theft sticking out as one of the most frequent offenses. Richmond city officials have made strides in reducing crime in the city in recent years with new initiatives like the Office of Neighborhood Safety and the Community Police Review Commission. These efforts have been credited with helping the city lower its once-high homicide rate by more than 50%.
